"The guys from Obsidian came for one issue that was a non-issue, and pointed out how water around my house was slowly damaging to the structure of the home. They did not try to sell me anything, and solely wanted me to understand how I could improve the water flow around my home. I am a gardener and they suggested a rain garden with the rerouting of my water, which was wonderful! They pointed out the damage, which was noticeable. The first structural engineering firm I had was all about sales, never pointed out the water issue, and said the cracks in the interior walls needed to be fixed immediately, and I could call JES. Obsidian was all about making sure my home stands in a healthy way for many years to come! They said the cracks in my walls were repaired prior to me moving in and had just reopened -- no big deal but normal settling (1963 home). They are honest and ethical and I would call them again in a heartbeat!"

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

Structural Engineering questions, answered by experts

The best way to determine if ceiling cracks are structural is to hire a ceiling contractor to inspect the cracks and provide a professional opinion. That said, you might be able to make an educated guess based on the size and appearance of the crack. Larger cracks, cracks accompanied by sagging or discoloration, and cracks that travel from the ceiling down the walls are all signs of structural issues.

The costs depend on the type of wood, labor, roofing material, permits, and whether additional storage or enclosed walls are included.

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.
