"The Pre-Drywall Inspection report was comprehensive, with photos included. By the time we visited with the contractor, needed repairs were made. We'll use Bart again for the closing inspection as well."

"Hired Terry for a home inspection. I'm buying a home that i know needs a little tlc. I wanted the peace of mind that I'm not getting into something over my head. Terry was very professional. He arrived on time and did a thorough inspection. He found some things I hadn't seen on my 2 previous walk-thrus. He had the full report completed within 2 days. It's a very detailed report. All in all I would definitely recommend Roof 2 Basement to anyone who needs a thorough inspector! I see it as money well spent..now I know exactly what I'm getting into!"

"I just had a home energy audit done. Dirk was the auditor who explained each issue found and what could be done to correct the issue. Dirk was very professional and knowledgeable . He answered all my questions so I could understand the theory. I can not wait to see the audit report to determine what can be done to make my house more efficient."

"They came and gave me a free inspection but they informed me that my basement wasn't in as bad of shape as I originally thought and him putting an internal system in wasn't exactly what I needed. NO OTHER WATERPROOFING COMPANY WOULD TELL ME THIS! So these guys are extremely honest right off the bat. He gave me a few tips and pointers on stopping the water which I carried out. I told him that i'll try these methods and possibly call him back if they don't work. Very honest company and I'll gladly hire these guys for my top choice if I need them. I'm going to wait one more winter and see how it goes with some grading/sloping first."

"I helped my daughter with this crawlspace encapsulation work on her house. I solicited 3 quotes and it was an easy choice to go with Basement Waterproofing Nationwide. From the initial inspection and quote with Tim, the financing and finally the work with Will and his crew, everything went well. They completed the job to my expectations, answered all my questions and kept me informed all along the way. They actually finished the job in 3 days instead of 4. I highly recommend giving them a chance."

Home Inspection questions, answered by experts

Homeowners insurance typically does not cover knob and tube (K&T) wiring due to its outdated nature and associated fire risks. Many insurance companies require the replacement of K&T wiring to provide coverage. Policies that do cover homes with K&T wiring may come with higher premiums or specific conditions. It's important to check with your insurance provider for their requirements and coverage options.

Yes, in most cases, you can negotiate and make a counteroffer after a home inspection. If the inspection reveals issues with the property, you can use these findings as leverage to reduce the purchase price. Your counteroffer should account for the estimated cost of necessary repairs, and it's important to find a reasonable balance to increase the chances of the seller accepting. The main exception is if you waived the home inspection contingency to make your offer more appealing. In that situation, while you can still have an inspection done for your own information, you have no contractual recourse to make a counteroffer based on the results.

Evacuate immediately and call professionals for emergency inspection and repairs.

Part of a pre-drywall inspector’s job is ensuring all work done on the home is up to code. If they discover anything that doesn’t comply, these fixes may be required by the local government or by the lender financing the build. Aside from these mandatory post-inspection home repairs, it’s technically optional to make any other repairs—though it’s a good idea to remain proactive about them to avoid a bigger issue in the future.

There are a few key differences between wind mitigation and four-point inspections. Wind mitigation inspections focus on a single aspect of your home (its ability to withstand high winds). In contrast, four-point inspections assess multiple parts of your house (roofing, electrical, plumbing, and HVAC). Despite this, wind mitigation and four-point inspections cost about the same amount.
