Applying plaster to a wall will usually cost between $2 and $10 per square foot for both the material and labor. The cost will vary based on the quality of the plaster you’re using and whether or not prep work is required before the work begins. Wall prep can add up to about 10% to your total costs. Plastering exterior walls can be more expensive in many cases because they are taller and require scaffolding and safety equipment.

Generally, your homeowner’s insurance might only cover ceiling collapses caused by problems under the coverage, such as a busted pipe. But if the ceiling collapse resulted from owner negligence, maintenance issues, or other reasons excluded by your policy, you could be on your own. Plaster is a pretty tough surface, but it can still sustain damage from things like bumping against it, water issues, dampness, extreme humidity changes, and plain old age. Most plaster walls last hundreds of years and will only be taken down to the base layer when major repairs are required. You can skim coat plaster, but it’s better to repair the plaster itself. A skim coat is a thin coat of drywall joint compound spread over the surface of a wall. The result is a flat finish that looks pleasing, but part of the appeal of plaster is its imperfections and aesthetic. Skim coating is best when limited to drywall applications.

You can apply plaster over plaster, but before you do, check the stability of the existing plaster. If it’s been there for a while, it may require a base coat of PVA emulsion. This will make the existing plaster less porous and ensure the new and old plaster adhere properly.
