Buying a home is an exciting and complex achievement. In order to have a positive purchase experience and feel successful at the time of sale of your property you need to have the right information up front. That is how I can help you and contribute to your success. Home construction is something I am passionate about; I chose to work in this industry because it is always interesting. After 25 years of experience in home construction I have encountered all kinds of imaginative and crazy homes. Now I want you to benefit from what I have learned. As a Certified Home Inspector I will provide you with an inspection report and summary of construction related and safety issues with photos and narratives. My professional home inspection is a visual non-invasive check of all the systems and components of a home. I inspect the plumbing and electrical systems, heating and cooling systems, windows and doors, built in appliances, water drainage, decks, crawl space, garage, exterior, interior, structural components, roof, insulation and ventilation. Along with other experts in the field of real estate, I have the knowledge, experience and resources to give you the information you need to help insure a property you like is a good fit for you.

Advanced Vertical Solutions, LLC D.B.A. AVS Elevator is built on the life long experience as a 4th generation native Oregonian and 2nd generation elevator constructor. Frank A. Stalen and his father Paul J. Stalen have spent their elevator careers and lives in the City of Portland, contributing to its local communities. Their combined Oregon history brings AVS Elevator an in-depth study of the elevator industry dating back to the early 1950‘s and an understanding of its place in our ever growing economy and local communities. The birth of AVS Elevator came from a steady decline of the service offered by the industry as a whole. For example, the annual service work load for the average elevator constructor has elevated from approximately 50 elevators to 300 per man and growing. Safety, reliability and customer service has been marginalized as profit taking and ever growing overhead percentages drive the work loads of the elevator constructors beyond the breaking point by the industry conglomerates. “We have set out to bring you an alternative choice and to fill a void in the industry.” In developing our business plan with Mercy Corps Northwest. We set out to establish a sustainble company with a diverse and community focused workforce. We recognize that a diverse work force provides differing and complementary perspectives, and also provides diverse support in each of our employee’s community they reside. This is an important pillar of our culture to understand and to provide value to our employees beyond a paycheck and to contribute to our respective communities we live in. A benefit of being a local, family owned business, we have the ability to set this culture by example and provide the time employees need to foster the culture of giving. Home Inspection questions, answered by experts

You should schedule a fireplace inspection at least once a year, per the National Fire Protection Association (NFPA). However, this is the minimum requirement even if you’re diligent with fireplace maintenance between uses. If you suspect your fireplace is malfunctioning, schedule one sooner to avoid fire hazards or the release of harmful emissions like carbon monoxide in your home.

There are several signs that your chimney is dirty and ready for cleaning. Look for the following:

  • A buildup of creosote and soot inside the chimney

  • The room fills with smoke when you use the fireplace

  • The damper is black with creosote residue

  • When you light a fire, it quickly goes out

In general, it’s best to schedule a cleaning at least once a year before winter so you can safely use the fireplace.

If the knob and tube wiring system is in good condition and recently approved by a licensed inspection, then it is safe. However, knob and tube wiring is not grounded, and the insulation sheathing can deteriorate and leave exposed wires inside walls and other areas that can cause potential fire or shock hazards. Always have a professional inspect or modify any part of knob and tube electrical systems.

Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.

Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.
