Inspector (Zach) was on time and completed the job. He asked that the buyer not be present until the end of the inspection so that he wouldn't be distracted, which I understand. However, when the buyer did arrive, Zach did not take much time to walk the buyer through the components of the inspection and was not very open to answering questions. The report was not delivered (digitally) for over 24 hours, which is a tad long during a real estate transaction. It would be more helpful if in the future, the inspector could provide a digital or hard copy version of the inspection report (or at least the highlights) on site and take a few minutes to walk the buyer through at least the major components of the inspection. The report was fairly thorough (although the codes used are a bit confusing and required me to check back to the code key repeatedly) and professional. Inspector should consider purchasing a portable printer to be able to hand the client a one-page overview of highlights at the end of the inspection and take a few more minutes to answer questions so that the client may make notes while on site. With the above in consideration, I do live in an extremely small town and I am grateful that this inspector was willing to travel to accommodate my client. The travel fee was $50 (included in the $575 noted below).

I needed a home inspection of my rental property.  He is professional and courteous.  Doug did an extremely thorough job.  His report was lengthy and detailed but easy to understand.  I would highly recommend his services.

We chose Doug because we had concerns with the utilities, and he had and quot;41 years in electrical and building industryand quot; prior to being an inspector. As suspected, he came up with a long list of correction/update recommendations. The inspections took at least 4 hrs. He was thorough with inspections and took his time on explanations. Report was detailed. The cost was quite reasonable considering it was 40+ mls each way to property. Even though we weren't happy with all the issues he found, we were happy with his work.

He was thorough and very courteous. His report was done well and had a very clear follow up action list for the homeowner to complete. I do not have a lot of experience with home inspectors, but I am concerned that the home inspection excluded certain systems, such as: Irrigation, sewer pipes to street, dry well to collect roof drainage, phone and cable tv wiring. Promptly, we discovered problems with dry well, roof drainage, and the phone wiring that were not identified in the inspection. In addition, vegetation that overgrew the crawl space was not identified.

Irrigation, sewer pipes to street, dry well to collect roof drainage, phone and cable tv wiring, hot tubs, screens, ect are all excluded by the state of Oregon mandate. I think they exclude them because they are most unseen and very hard to test. I would drive the average home inspection up to $2000 or more. call me if you would like to chat more about this."
