"Optimum has painted multiple houses for us; inside & out. They are fair priced and finished on time, even while accommodating some last minute changes. John and his crew are knowledgeable and easy to work with; and no one knows color like Billy. They are our go to Company for paint and home repair."

"Very responsive customer service. Mike took the effort to come out to look at our floors (a large area) and discuss exactly what we were looking for. Others just provided a flat rate per sq. ft. over the phone. It was important to try to match the other wood colors in the cabinetry, baseboards, etc. Mike provided excellent knowledge about products and processes we could use to achieve what we were looking for. He also sanded off a test area and applied finish coatings until we had a good match, received a very reasonable quote, and then we moved forward. We are very happy with the quality of the work and ultimate finished results. Very professional!"

Floor Sanding questions, answered by experts

A land survey includes the layout of a single property, including precise measurements and to-scale drawings of boundary lines, land improvements, and sometimes other features, like topography and drainage information. A plat map includes the layouts and boundary lines of several adjacent plots and basic structure measurements. Surveys are normally more valuable for homeowners and buyers, and plat maps are for governmental use.

A land survey can take anywhere from a few hours to a month or more, depending on the size of the property, the type of survey, the property’s accessibility and topography, and the availability of historical property records. A simple boundary survey to determine a fence line can be completed in a day while surveying 50 acres of undeveloped woodlands may take weeks or longer.

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

If you or your mortgage lender think your land survey needs to be more accurate, double-check the survey report and get at least a second opinion from the original surveyor and an inspector, if possible. Although it’s unlikely, even reputable surveying companies can make mistakes. An inaccurate survey can cause problems down the road in the case of any property line disputes, so it’s best to resolve any inaccuracies as quickly as possible.

Costs vary, but you can expect to spend between $1,000 and $4,000 to prepare land for a mobile home or before you build a house. You’ll need to clear enough land for the foundation, which may require leveling or grading, as well as removing trees, stumps, and plants. Don’t forget to plan for permits and fees and the installation of a gas line, water line, and sewer main.
