"They were able to replace the skylight in less than 2 weeks after the quote. They did a good job and make the finish on the inside look good. A few weeks later, there was a heavy rain and my new skylight is no longer leaking like my old one that was replaced."

"I had a lot of questions prior to entering into this contract.  The owner, Wes Hawk, took the time to answer all of my questions in detail.  I really appreciated this because I was then able to proceed with confidence based on having more extensive knowledge.
On the day that the work was performed,  I was working at home all day so I was able to observe how things went. The crew were industrious, methodical and competent in their approach to the job.  They took care to protect plants near the house.  They were very organized with removing the old shingles and installing the new roof.  I did not witness any fumbling, confusions, errors, or wasted time.  In addition, I appreciated that they have very good manners - it was a pleasure to have them work on my house, and they set an example of responsible behavior for my neighbors.  They cleaned up at the end of the day, and not just in a perfunctory way, but with real care.
Not only do I now have a beautiful new roof, I know that it possesses distinct improvements over the features of the previous roof.  Two small roof vents were removed and replaced by a ridge vent which provides more efficient venting - requiring less energy to keep the house cool in the summer.  In addition, soffit vents (which the roof did not previously have) were installed at intervals - another measure allowing the house to "breathe" more efficiently.
After completion of the work, the owner returned the next day to inspect the job.  This is an invaluable practice because it provides reassurance that things have been done correctly.  He even went so far as to get up on the roof to inspect the valley and chimney flashings and the shingle installation.  Getting his feedback on what he observed served to further increase my confidence that I had chosen well.  I am happy with my roof, and I would recommend this company for the care and professionalism they put into their work.

"Everything went well with one exception. The installers smoked. They stayed outside and did not leave their cigarette butts in my yard but personally I did not appreciate it."

"William responded to our inquiry within an hour and made an appointment for the very next day to assess our project and provide an estimate. We have a 2nd story flat roof and deck installed over the garage. Water had leaked through the deck and was dripping through the drywall ceiling in several areas of the garage. We were about to put our home on the market, and would not list the house until all repair work was completed. We wanted the job done perfectly so there would be no concerns on the part of prospective buyers, the home inspector or, ultimately, the new home owner. William understood not only the complicated nature of the project, but also our need to remediate all issues associated with the flat roof damage in advance of listing our house. After a thorough inspection, William explained that both the original installation of the 2nd story deck system and a subsequent repair to the roof had been improperly executed. He removed some deck boards to show us how water was pooling under the deck and the damage to the existing rubber roof resulting from the previous repair. William is both a craftsman and a perfectionist, with unparalleled attention to detail. He stands behind his work and will go above and beyond to ensure that you are satisfied. His crew is skilled, courteous and efficient. They put in long hours and cleaned up every nail before leaving the site each day. The work was completed on time and on budget. We were provided with transferrable warrantees for both materials and workmanship. The result is amazing. Since completion, we have had several episodes of high wind and heavy rain, and the ceiling of the garage is dry as a bone. We could not be happier with the quality of work done by Focused Roofing Solutions and recommend them without reservation."

Skylights questions, answered by experts

Whether you need a permit to install a skylight depends on the scope of the project and local regulations. Generally, permits are required if the installation involves altering the structural components of your home, such as moving roof rafters. In some municipalities, a permit might also be necessary if the skylight protrudes above the highest point of your existing roof. However, if no structural changes are made, a permit may not be needed. The cost for a skylight installation permit is typically under $100. A convenient time to add a skylight is during a roof replacement, as your contractor can incorporate the new opening into the design.

There are four main types of lighting used in homes: ambient, task, accent, and decorative. Within these categories, there are a number of fixtures to choose from including ceiling-mounted lights, floor lamps, under-cabinet lights, track lighting, and more.

Choosing the fixture that’s right for you depends on your home design and the area you’re looking to illuminate.

In most cases, installing skylights will add value to your home, making them a worthwhile investment for many homeowners. Buyers are often attracted to the aesthetic appeal of skylights, as they make rooms feel brighter, airier, and more spacious by introducing natural light without compromising privacy. Beyond aesthetics, skylights can offer monetary benefits by potentially reducing energy bills. Additionally, models that can be opened provide extra ventilation, which is particularly useful in hotter climates for allowing accumulated hot air to escape from the ceiling. However, the return on investment depends on several factors. To maximize value, it's crucial that the skylights are installed by an experienced professional to avoid risks like water damage, which can deter savvy buyers. Regular maintenance and cleaning are also important. Furthermore, choosing the right frame and glazing materials for your specific climate will enhance their performance and appeal. While skylights are generally seen as an asset, homeowners should also consider the initial cost, which averages around $1,500 for installation.

To maintain a skylight and ensure its performance over time, regular maintenance is required. This includes periodically cleaning the glass and frame to remove dirt, debris, and condensation. It is also crucial to inspect the seals and flashing at least once a year for any signs of wear, degradation, or leaks, paying special attention after heavy storms. Ensure that the drainage system is clear to prevent water buildup and potential leaks. Address minor issues like cracks promptly and consider occasional resealing to prevent drafts and moisture problems. While energy-efficient skylights with Low-E coatings or double glazing may require less upkeep, periodic professional servicing can help keep any skylight in optimal condition.

Costs depend on skylight size, roof type, and additional features like blinds or tinting.
