"My realtor recommended Sherman to do my home inspection. Not only did he miss small things (e.g. my front porch light not working) but he missed big things as well (e.g. the flashing on my chimney leaking). The biggest thing I will comment about was not telling me there were roots in my sewer - which I paid extra for a scope!! After finding out that there were roots in my sewer due to my drains not working, I looked for the sewer report and could not find it anywhere. Once I called his office about this matter, it mysteriously appeared on the website. Now he is saying it was there all along. Do yourself a favor and find a different home inspector. This guy is a liar and a thief!"

We are a family owned business and when we inspect your future home we do it with the same respect we would treat as if it were our own. We will be honest and hope to make the purchase of your new home an easy one. We also have our Wood destroying Insect (WDI) license as well. All of our home inspections exceed ASHI standards.

"I am the seller of a house that the prospective buyers hired Wilcox Home Inspection to inspect on 9/7/21. During the inspection the inspector, Gary, (later I found out was actually the owner of the company) operated a Jacuzzi tub that had not been operated for 20 years and pumped massive quantities of water destroying the entire ceiling of the room below the tub. The inspector under reported the leak describing it as ‘minor’ over the phone. By the time I was able to return to the property several hours later there was still active leaking of sizable amounts of water with 100% destruction of a ceiling of a 15’x12’ room and active dripping onto furniture. I was astounded that any individual would leave the house with an active problem still in progress. His claim was that it was not leaking when he left. Also I was astounded, given the magnitude of the damage that he would leave the property without calling the owner back and discussing the situation in person. Subsequently, Gary(owner)has stated that he and his company is not responsible and has not made any effort to assist with repairs. Generously, this could be described as an unfortunate accident but it was handled so poorly in so many ways that I would recommend any prospective customer give this company a wide berth."

Older homes normally take longer to inspect than newer ones. Old homes are more prone to damage, deterioration, or outdated systems and features, and an inspector will need to note the condition of the home and anything in it that may need to be updated or repaired.

You can ensure a home inspector is unbiased by doing your research. Verify their work history and certifications so you know they’re qualified to be inspecting your home. Read reviews to understand other customers’ experiences and whether or not they were satisfied with the inspector’s assessment. Interview potential home inspectors and ask how they get their clients. If they’re not dependent on any one realtor for clients, they’re unlikely to risk producing a faulty report just to benefit one agent.

Homeowners insurance policies generally do not cover polybutylene pipes because of the high risk they pose. Some homeowners insurance companies have been threatening to terminate policies if homeowners do not replace them. Review your personal policy to be sure, but it’s a safe bet that they’re not covered—and you should prioritize repiping your home as soon as possible to avoid costly, uncovered damage.

You can look at the duct damper’s lever to see if it’s open or closed. If the lever is parallel to the duct, the damper is open. If it’s perpendicular, the damper is closed. Alternatively, you can hold your hand against vents throughout your home. If you feel air coming out, that damper is partially or fully open. No airflow likely means that the damper is closed.

Homeowners insurance typically does not cover knob and tube (K&T) wiring due to its outdated nature and associated fire risks. Many insurance companies require the replacement of K&T wiring to provide coverage. Policies that do cover homes with K&T wiring may come with higher premiums or specific conditions.
