"I am not pleased with the service I received! They damaged my waterline and stated someone would be out to fix it. It's been 9 months and no one will return my calls nor have they come to fix what they damaged! They ruined my lawn and never came back to replace the soil they dug up! They ruined my basement floor and I had to replace my entire floor! They said they would be out to test the sump pump and drains that were installed, again, it's been 9 months and no one has followed up with me! I'm really concerned that the lifetime warranty they say I have even exists!"

"Well, I should have checked the Angies List reviews before we hired them. They did come out promptly but then took nearly a month to provide us with a report that not only had numerous mistakes, but it came to conclusions that we knew were not correct. In addition to recommending nearly $20,000 of repairs. Paid them $600. We have since done our research and hired another structural engineer, Jim Wright, from Western Reserve Home Inspection who came out promptly, provided a report within a few days and provided the structural "details" that we needed to go back to the builder with. See our review on this 2nd inspection. As for Cramer -- would NOT recommend. In fact, I'm annoyed with AL -- because I thought I was searching for engineers in the first search box of the website like i used to -- and then could look at all the reviews. Instead, it took me though a series of questions and then the "PROS" reached out to us. I assumed these were vetted (i.e., ratings of a B or better). NOT SO. Now I see that Cramer has a number of D and F ratings. Hard, expensive lesson to learn."

The easiest way to tell if a wall is load bearing is to check if it’s an exterior wall or if it runs perpendicular to the joists above and below it (or parallel to beams). Exterior walls are almost always load-bearing, and walls that run under beams or parallel to them are also usually load-bearing. There are exceptions to these rules, and walls that don’t fit into these categories can still be load-bearing. If you’re unsure, hire a structural engineer to look at your home to assess whether or not the wall is structural.

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

The early stages of building a house are harder than the later stages; laying the foundation and framing the house are two of the most challenging steps. However, it varies for everyone. Some people have difficulty installing HVAC, plumbing, and electricity, while others find it harder to plan the house and secure the necessary permits. 

If you’re building new construction or adding onto your existing home, hiring a structural engineer is not only worth it but it’s probably required by your local building department. Structural engineers will ensure you aren’t making your home unsafe in the building process, which is crucial from a safety perspective but also a legal one. It’s also worth hiring a structural engineer if you’re making changes to structural components, like removing a load-bearing wall.

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation.
