Myke ended up cleaning out a bunch of dead animals which fell in when the cap was off and also cleaned out a bunch of other junk from the environment. He laid down a huge quilt before even opening the fireplace and made sure he had cleaning stuff and a bucket handy at all times to catch debris and critters. Overall my fireplace was not in bad shape, but Myke did make some recommendations for external repairs for the condo association repair people which helped to greatly reduce the rain drippings I would normally hear in the fireplace.
