"I had a flood for the first time in the crawlspace and basement. I called Regional Foundation & Crawlspace Repair to come out. They wanted 27K for crawlspace encapsulation, that was too much and I could do most the work myself. I instead paid them $5,000.00 to bury a geodrain and install a triple safe sump pump system. This is the job they did, they installed the sump pumps at the 3rd to lowest point in the crawlspace and this geodrain goes back and forth from uphill to downhill. The lowest point still allows water to flood downstairs. They also cracked a chunk of my foundation at the point of sump pumps egress. Outside they just threw rocks on ground were the water comes out and can get back into the ground to reenter the crawlspace. They got 1 star because the people were nice, their job was not. Update: they contacted me and said they wanted to make sure everything was good. A Girl and guy came out and noticed a couple things I did not and said they would fix it that their company does not do work like that. They dug up all the previous geodrain and moved it to walls, tried to level out the drain and changed the location of the pumps and the drain outside. She had a really good work ethic and never took a break. The guy was on the other side of house and think he did good too. Everything they did looked professional and looks like they fixed everything. They had to come back today to finish the work today, but had three of them. It all looks good and they tested everything. They apologized about the old work and were not sure went wrong, but I don't have a negative view of the company now and am satisfied with the work they did. Just nocking one star for the under trained individuals that came the first time, the second crew was great!"

It’s important that the floor of a wet room drains correctly, and proper waterproofing and slip-resistant flooring are used to avoid creating slipping hazards. The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.

Crawl space foundation problems can stem from a few different issues, but the most common are moisture and water problems and soil instability. Moisture and water issues are often a result of poor drainage, which can lead to water intrusion and soil expansion and contraction, leaving your foundation under added stress. A few things can cause soil instability, including poor drainage, karst landscapes and resulting sinkholes, and poorly compacted soil during construction.

You should plan on waiting at least a year and ideally two to three years after construction before finishing your basement. This will give the foundation time to settle in response to the weight of your home and the expansion of the surrounding soil. You can then repair your foundation and seal any cracks as needed before finishing it to reduce your risk of future leaks or other issues.

Most houses will have vents in the crawl space. This allows for air passage and energy retention, which in many ways can help control the temperature inside the home. If you are able to consider the cost of a crawl space encapsulation, you may not need your crawl space vents at all.
