"I had a flood for the first time in the crawlspace and basement. I called Regional Foundation & Crawlspace Repair to come out. They wanted 27K for crawlspace encapsulation, that was too much and I could do most the work myself. I instead paid them $5,000.00 to bury a geodrain and install a triple safe sump pump system. This is the job they did, they installed the sump pumps at the 3rd to lowest point in the crawlspace and this geodrain goes back and forth from uphill to downhill. The lowest point still allows water to flood downstairs. They also cracked a chunk of my foundation at the point of sump pumps egress. Outside they just threw rocks on ground were the water comes out and can get back into the ground to reenter the crawlspace. They got 1 star because the people were nice, their job was not. Update: they contacted me and said they wanted to make sure everything was good. A Girl and guy came out and noticed a couple things I did not and said they would fix it that their company does not do work like that. They dug up all the previous geodrain and moved it to walls, tried to level out the drain and changed the location of the pumps and the drain outside. She had a really good work ethic and never took a break. The guy was on the other side of house and think he did good too. Everything they did looked professional and looks like they fixed everything. They had to come back today to finish the work today, but had three of them. It all looks good and they tested everything. They apologized about the old work and were not sure went wrong, but I don't have a negative view of the company now and am satisfied with the work they did. Just nocking one star for the under trained individuals that came the first time, the second crew was great!"

Some disadvantages of crawl spaces are mostly regarding the air itself—moisture build-up and poor ventilation, which can cause problems both in the house and underneath it, even damaging the foundation itself. Crawl spaces are difficult to access and often invite unwanted pests during the hot summer months and the cold winter ones. These hard-to-seal spaces are also susceptible to water damage during periods of heavy rain or melting snow.

Mold and other fungi love moisture, so the best way to prevent mold growth after water damage is to remove as much moisture as possible. First, find the source of the water or moisture, such as a leak or clogged gutters, and correct the problem. Next, remove standing water, vacuum up puddles with a shop vacuum, and run blower fans and dehumidifiers for 24 to 72 hours. Once you've removed all traces of moisture, disinfect the area using either vinegar or bleach to kill any remaining mold spores.

Crawl space encapsulation typically lasts between 10 to 20 years. If you experience a catastrophic event, like a flood, or poorly encapsulate your space with low-quality materials, it may only last a decade. Otherwise, as long as you properly maintain your crawl space, a high-quality encapsulation can last more than 20 years.

A crawl space can be as little as 42 inches below the grade of your house, but this is not always recommended in flood-prone areas. At a minimum, there must be at least 16 inches of clearance between the ground and the floor joists to access the space in an emergency.
