"We got assigned this vendor through American Home Shield on June 7. Our AC unit was not holding 79 degrees in our upper floor. The tech came 5 days later and diagnosed a leak in the evaporator coil. They replaced it one week later ($3.5k). The following day, the unit was functioning worse than prior to the installation not holding 80 degrees in any of the floors. We called and came again 3 days later. One would expect they would come earlier as it was a follow up. They told us they need it to re-adjust the temperature of the compressor, apparently (they told us) this is common after coil replacement (why this was not done first? no idea!). One day after the visit, the unit still cannot hold 80 degrees in both floors. It is obvious the tech has no idea of what he is doing. At this point I am not sure the initial diagnosis and replacement of the coil (with the consequent fees of adding new refrigerant, $1800 + hand labor+ modifications, all not covered by AHS) was correct. Extremely frustrated experience. I would not recommend this vendor."

400 employees. No subs. Charges a flat rate for service visits. Contract costs are determined by the job. No travel charges. Extra charge for after-hours service. Additional contact names - Tim Smith, Additional phones - (757) 420-1921, (757) 873-2194. NATE certified, BPI certified

"Hired Smith&Keene to rpl (cosmetic reasons) 2 faucet fixtures & pot filler in my home. This service was HORRIBLE!I held out on this review b/c the repair guy knows where I live but after this lastest experience I had today with a home warranty repair that they did NOT repair during service call b/c it still wobbles & now leaking through my ceiling i have to report this company. The plumber was so filthy (I was his first appt that morning) that he left his dirty spots from his body all over my walls in my brand new home (2021). He wasn't going to clean it up until I pointed it out to him. You can still see the stains. I had to so much cleaning up after him it was the worst experience I've ever had. He also did more talking than working as if I wasn't paying him buy the hour. Only hired Smith/Keene b/c they built my home. Now today when reporting a toilet leaking through ceiling of my garage, they refuse to fix it when they are the cause of it leaking since they did not fix it when I reported the loose toilet to builder (KIRBOR) 4 days after moving in. Now both KIRBOR & SMITH/KEENE are denying that they are responsible. When you shimmy a loose toilet & it still wobbles it's NOT fixed! I have submitted records/pics of the original request but S&K states they do not have record of them coming out and Kirbor will not cover the repairs. HOW CONVENIENT FOR SMITH & KEENE AND KIRBOR. S&K will not be getting my business any longer for any future work on my home. I don't care that they assisted in the build of this home. Buyers beware of KIRBOR Homes and Smith & Keene for plumbing issues. They both half a** their work, don't repair things when reported and conveniently deny record of things. I would not ever use this company or refer them to anyone."

Plumbing is much more than just pipes in your bathroom or kitchen. It’s one of the most complicated systems in your home. A small leak can cause thousands of dollars in damage and must be attended to early to avoid damage.

"I have nothing but good things to say about their business. I want to give a great big thank you for helping me in an emergency situation with my septic issue. They fit me in their very busy schedule on the same day I called panicking about what I had going on. Once the tank was pumped, there were other issues that needed immediate attention and were taken care of right then. I was worried about the cost, and ended up with a very reasonable invoice for all the immediate service I received. I would highly recommend Forbes Plumbing & Septic if you want excellent customer and plumbing services at a reasonable rate!"

"Rating: ★☆☆☆☆ I recently had a frustrating experience with this plumbing service. I needed my kitchen drain cleaned, and upon contacting them, they informed me that they charge $100 for a plumber to come out and provide a quote. I agreed to the fee, hoping to get an accurate estimate for the work needed. The quote came in high, $525, but I needed my sink unclogged and I would still owe them $100, so if I managed to get someone else over for cheaper, it could be maybe a savings of $50 after having paid Ward Plumbing $100, and it could take a couple days until I could get someone else out here, so I reluctantly agreed to the price. After the plumber snaked the pipes, he informed me that a snake couldn't clear the drain. Instead, he proposed using hydro-jetting equipment for an additional $835. Had the plumber used a camera initially, he would have known that a different approach was necessary. Essentially, I paid $525 for nothing. What disappoints me the most is the lack of customer satisfaction displayed by this company. If they charge $100 to provide a quote for drain cleaning, or a service fee, they should ensure that they back it up with a comprehensive assessment. Running a camera through the pipes initially would have revealed the need for alternative methods, and I wouldn't have been charged for ineffective snaking. This approach feels shady and dishonest. Moreover, I have concerns about the necessity of hydro-jetting. Without a camera inspection, how can I be sure that it is the appropriate solution? Considering that the cost of hydro-jetting through online sources runs between $400 and $900, $1325 seems exorbitant. I understand that services come with a price, and I'm not asking for a free job. However, if a company charges $100 for a quote to clean a drain, I expect them to deliver on their promises. A thorough assessment and understanding of the issue should be part of that quote. Unfortunately, this was not the case here. Overall, I'm highly dissatisfied with this plumbing service. The lack of transparency, inflated pricing, and failure to provide an accurate assessment has left me questioning their integrity. I am now skeptical that I will end up paying $1325 for a job that might not solve the problem. Not to mention the plumber left without putting anything back under the sink, so I had a mess to clean up. With all of the good reviews they have received make me wonder if this one plumber is an outlier. According to other review sites, I've noticed many negative reviews lately, leading me to believe it's something more like they have new management maybe, or they are hurting for money and are out for the quick buck and none for the long term relationship, which is what it takes to succeed here in the mountains of WNC. They may have screwed me out of $525, but they screwed themselves out of thousands of potential future money because I, like most people, would rather stay with the same company and have that trust that only honest businesses can generate than spend the hassle and time looking for another plumber."

Drain Cleaning questions, answered by experts

Knowing the signs can alert you to a clogged drain line. Clogs cause slow drainage or cause no drainage (if there’s a complete blockage). You may also notice foul odors, gurgling noises, water backing up in other appliances on the same line, or a poorly flushing toilet. If you experience any of these issues and think your line might be clogged, call a plumber.

If you’re not using a septic system, problems with your home’s plumbing won’t cause this—it’s a city problem. A large blockage in the municipal sewage lines may cause those lines to back up into your home. This is extremely unpleasant and can be a serious health risk due to bacteria and other contaminants. If this occurs, call a pro (or your city) immediately.

There are several ways to tell if your gutter downspout drain is backed up. The most obvious sign is when you see water flowing over your gutter edges. This can occur during everything from light rain to a rainstorm. Additional signs can include peeling paint around your downspout, visible dirt around your downspout, and moisture on the side of the house. If you're having ongoing problems with clogs caused by a poorly designed or worn-out gutter system, consider getting a quote for gutter replacement cost.

There are several steps you can take to prevent your AC drain from clogging. This includes cleaning the drain line at least every three months, changing the filter every one to three months, and getting your AC serviced annually. Also, if any problems arise with your AC, hire an HVAC technician to deal with them ASAP.

A good option for opening up and cleaning a sink drain is to use a ¼ cup of baking soda and 1 cup of white vinegar, along with a rubber stopper to cover the drain while those materials work their magic. After about 15 minutes, you can flush the drain with hot water. In many cases, these materials can scrub out minor clogs and get the drain working properly again. If the issue persists, call in a plumber near you to get the problem permanently fixed.
