"My mother had this company completely replace her roof 8 years ago. I recently went through the process of getting ready to sell her house, and had to deal with the nightmare that Easterling Roofing left her in terms of their shoddy work. First, the roofers did not replace rotted or damaged sheathing at one corner of the house, as required by the contract, which will now require shingle removal to repair. Secondly, according to an appraiser who assessed the value of the property the chimney was flashed improperly in that the flashing was not cut into the mortar as required by code. Lastly, and worst of all, the roofers improperly replaced the shingles by extending the shingles four inches beyond the drip edge of the house, effectively walling off the gutters so that they cannot be cleaned without breaking off the shingles. Another roofing company assessed the situation and said that the only possible repair was to remove and replace multiple rows of shingles at the edge of the roof at substantial cost. What a mess."

Started in 2000, McGraw Hardscapes has been providing unique and custom enhancements to residential and commercial real estate for over a decade. We focus on customer service, quality construction and unique designs that compliment their surroundings.

"Mr. McGraw came to my home to give me an estimate of the cost for a patio made of pavers. He brought two other men with him. Mr. McGraw said that this was not his kind of job, but it was an easy project. He said that the men he had brought could do the job. Those two men demanded and 50% deposit. The supplied 21 landscaping block and three bags of stone. They worked for three half days, then disappeared, leaving a huge bare dirt area in my yard. I informed Mr. McGraw of the situation, but he did nothing to help resolve the issue. Now I have to go to court to try to get my thousands of dollars back, if possible."

Chimney Repair questions, answered by experts

Generally, magnets do stick to a metal roof, though certain metals may not be magnetic. In that case, you can use self-adhesive hooks designed for outdoor use or plastic clips that hook onto your gutter or the edge of your roof. But if your metal roof is made of steel, aluminum, or copper, you're in luck—those are all magnetic metals.

A metal roof should hang over between 1 and 3 inches over the bottom edge of each roof slope. This helps keep dripping water away from your roof decking and fascia boards to reduce the risk of water damage. It also reduces the risk of longer overhangs bending under the weight of snow and ice.

When properly installed and maintained, a metal roof can last 50 to 80 years. However, the fasteners used to attach the roof may have a shorter lifespan than the roof panels, so it’s a good idea to inspect your roof every few years to check for wear and replace any damaged components. Metal roofs installed over shingles don’t last as long as tear-offs since the underlying roofing components can deteriorate over time, and the added weight can stress roof supports.

Metal roofs can rust, but steel is a material that holds up well to environmental factors, especially if it’s painted or galvanized. One of the main determining factors regarding rust is the environment the roof is in. Harsher environments with a lot of salt in the air will rust much more quickly than a steel or metal roof in a dry climate. Zinc-coated steel, called galvanized steel, is excellent at preventing rust from forming.

Metal roofs have an excellent reputation for longevity. Including aluminum roofing, you can expect a metal roof to last between 40 and 80 years under normal conditions and with proper maintenance. That longevity can shorten in areas where salty air is a concern and not accounted for during installation to provide additional material protections.
