"Kenneth was a pleasure to work with. He came in after another contractor started the job and was able to point out a few blemishes something that another contractor and/or company may have missed such as the uneven sanding, circular sanding and the uneven floor finishes. He stated this was a crucial part of the process as this would have been noticeable once stained was applied and was not noticeable to the naked eye. Only an expert like Kenneth would know. He was very thorough in explaining the process regarding water base and oil base stain. I would definitely recommend him for any flooring needs. My project was a hardwood floor refinish. However, I would definitely trust his expertise regarding any floor finishes. His price quoted was fair and professional."

"A couple of little things weren't done. I'm guessing that's going to be true with any contractor. But when I notified this contractor, he made another trip to take care of everything. I would be happy to hire him again for another project in his area of expertise."

Floor Sanding questions, answered by experts

In Independence, property corners and shared boundaries are most likely to need periodic surveying, especially after home additions or fence installations. Driveways and outbuildings often require updated surveys to confirm compliance with setback rules. Homes near creeks or low-lying areas may need elevation certificates to address drainage and flood concerns, ensuring your property remains within local regulations as conditions change.

Helpful?

In Independence, schedule land surveying right away if you’re dealing with a property sale, building a new structure, or facing a boundary dispute. Immediate action is also wise if you notice shifting markers or drainage problems. For routine property maintenance or future plans, you can usually wait. Keep in mind, spring and summer offer the best conditions for accurate surveying due to fewer weather delays.

Helpful?

Professionals in Independence begin by reviewing property deeds and historical maps to establish original boundaries. They then search for physical evidence like old markers, fences, or natural features that align with records. Advanced GPS equipment is used to verify measurements, and surveyors often consult with local experts to resolve discrepancies. This thorough process ensures property boundaries are accurate and compliant with city requirements.

Helpful?

The success of land surveying in Independence depends on using weather-resistant survey markers, precise mapping with modern GPS tools, and thorough research into historical property boundaries. Consistent documentation and regular updates to property records help maintain accuracy. Integrating survey results with local planning standards also ensures your property boundaries remain reliable and clear for years, even with seasonal weather changes.

Helpful?

In Independence, subtle signs like unclear or missing property markers, frequent disagreements with neighbors about fence placement, or visible shifts in retaining walls can signal bigger problems ahead. If you notice water pooling near property boundaries or inconsistent grading, these may indicate underlying surveying issues. Addressing these early can prevent more extensive repairs to structures, fences, or drainage systems down the line.
