"Chris was professional, friendly and easy to deal with. Even though he hadn't installed any permeable driveways, he had installed permeable patios and didn't see any problems with doing something similar with my small driveway. He even suggested some options for reusing the water. I would have accepted Chris' proposal but I found someone who installed permeable driveways using recycled material which is what I initially wanted and was having a hard time finding.

"Hardline had done work for us at our previous home and there was no question, because of their superior work, that we wanted to have them put in the new patio. They listened to our thoughts on the project and then provided additional plans that were extraordinary. Not your regular "cookie cutter" patio. Ours is something special. They scheduled work times and were prompt. The attention to detail was refreshing. We are very pleased with the work that was done and are very happy with our patio as are quite a few residents in our HOA who have also had Hardline replace their patios."

"This has taken me embarrassing long to write this review and for that I apologize. I had bought an outdoor fireplace and need a patio done ASAP. They came out right away and went out of their way to sneak my project in. They went way up and beyond the call of duty on this one. It still looks great!

"G Gardner did a great job repairing our foundation.  They had done the same work on our neighbor's house so we had an example of their work.  They were very professional with communicating the timeframe of the repairs.  They came out a little later than they expected but that was due to recent rain.  The guys that did a good job and cleaned up the site well when they left.  The work took less time than they thought it would but it looks great! "

Patios questions, answered by experts

A sunroom will add more value to your home than a deck, but with a much higher up-front cost. Depending on its construction and function, a sunroom may be counted as additional living space, while a deck is strictly an outdoor feature. Both will increase your home’s value, but the sunroom will have a much bigger effect.

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.

The cost to screen in a porch depends on whether you are adding screens to an existing structure or building a new one from scratch. Adding screens to an existing porch costs about $5 to $7 per square foot, with a national average cost of around $2,800. For example, screening a 12-by-12-foot (144-square-foot) porch would likely cost between $700 and $1,000. If you are building a new screened-in porch, the cost is substantially higher. A new 12-by-12-foot screened-in porch can cost between $6,400 and $18,300, while a new 14-by-16-foot one averages around $11,000. The final price will vary based on the size of the porch, labor costs, and the materials you choose.

Whether a prefab sunroom is worth it will depend on each homeowner’s unique needs and preferences. Overall, prefab sunrooms are a wallet-friendly, speedy, and reliable option for individuals looking to get some vitamin D in a simply-designed yet sunny space. Not to mention, sunrooms can increase your home’s value and the enjoyment you feel at home.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.
