As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

West Title is a locally owned and operated independent title company. Founded in 1999 by current owner/operators Michelle Balow and Kristen Newton. West has built their business froma 3 person operation to one that now serves over 400 clients.

I was told the money from the sale of the home would be wire transferred to my account that day. I didn’t see anything and called my agent around 3pm on Friday. She called West Title and the told her they missed the wiring deadline for the day and I would see it on Monday morning. Monday morning came and went. I called and complained. The lady on the phone was nice and explained that she “just” put the transfer through (not on Friday as I was previously told). I’m writing this on Monday. I called my bank. They still have no record of the transfer. Chase mortgage says that my mortgage on the hose has not been paid off yet. I am living in a truck waiting for the money to come through. The buyers of my home (represented by West Title) got to move in on Friday. I’m homeless, gave up the house to the buyer, and have not seen a dime.
