Our 115-year old kitchen was in need of a total remodel due to age and other remodeling efforts that were done poorly in the past. The kitchen was gutted down to the studs which revealed structural problems that were caused by a previous remodel. Buck Brothers addressed this issue with flying colors and the lead carpenter was amazing in fixing the structural problem and all other aspects of rebuilding the kitchen. The cost of the project was higher than we anticipated but the final outcome was worth it and we definitely got our monies worth. It is hard to single out the most valuable sub-contractor; they were all top notch but I have to give special thanks to Tracy the project manager, Scott the carpenter, D&B Custom Woods ( beautiful cabinets and right on miter cuts), Paramount Granite (great quality and excellent installation). I must add that the electrician, plumber and heating contractors had their work cut out for them. The painters were meticulous, respectful, and very helpful with color selection and fun to work with. We contacted Owatonna Heating and Cooling for a bid and Glen Hanson promptly came out that afternoon. He gathered information and promised he would be back later with replacement options. He returned with a proposal with two options and available rebate information. Installation could begin within 3 days.
Removal and installation of a Carrier and quot;Infinity Seriesand quot; 3 ton - 15 SEER system was accomplished all on one day as stated. The crew were very friendly and professional. The system was turned on after Ryan from Four Seasons Electric hooked up the system and a programmable thermostat. After the installation team was satisfied the system was operational and the site was cleaned up they announced they were leaving but another technician would be around within the hour. The technician arrived and inspected the installation and explained the system, thermostat operation and answered any questions we may have had.
The next day we met with Katie at the office regarding the billing and to our surprise she had all the rebate forms accomplished and ready for our signature. She also provided a product registration confirmation letter for the 10 year parts and labor warranty.
It was a pleasure from start to finish.

I made the call around 9:00 a.m. and was told that someone would be out to our home between 1:00 and 4:00 p.m. (Same day!) The person answering the phone explained that there was a $79.00 Service/Travel Fee and that "Straightforward Pricing" would be provided, by the electrician, before any work was actually performed. She explained that the Service/Travel Fee would be above and beyond the parts/labor fees. I personally don't believe in paying Service/Travel Fees on top of part/labor fees in situations in which a service is actually being performed and I don't typically do business with companies that charge such fees. However, in mentioning that I thought the $79 fee was extremely high for a Service/Travel Fee and that I would need to check around with some other local electricians, the woman on the phone offered to waive the fee as long as work was actually performed. If no work ended up being performed then she said the $79 fee would apply. I was fine with that approach so I asked her to send someone out. The electrician called our home around Noon to explain that he was on his way and should be arriving in about an hour. (He was also kind enough to ask if that timeframe would still work for me). Upon arriving, promptly around 1:00 p.m., the gentleman introduced himself as Jay Lewis, 30-year electrician (and Master Electrician). He asked me to explain the problem/issue and then put "covers" on his shoes before we headed to the office so that he could actually take a look. He thought he knew exactly what the problem was (and that it was likely the light switch itself, not the fixture) but said that he would take a look, provide an estimate, and review the estimate with me before performing any work. The problem did end up being something different than what he expected but he showed me exactly what was wrong and he explained why he thought it had happened. The work estimate was initially $103 (for the situation that I made the call about) but after I explained that we had a couple of other light switches that were doing the same thing he offered to take a look at those as well -- bumping the work estimate up to $151. I felt that was a fair fee so I approved the work. Jay performed the work in a little less than one hour, cleaned up after himself, and processed my payment, via credit card, right on the spot. He then explained the warranty and left his name and cell phone number with me in case I had any questions or experienced any problems. Great! They did an excellent job under sometimes trying conditions. Very clean, on time, and careful of our things. Very nice people to do business with. No worries about them in our home. We are very happy with our new beautiful floors. They did 3 rooms and a hallway.
Tom and Jake are very responsive to text, calls, and emails. I was informed through the whole financing/underwriting/appraisal process of buying a home. We closed without much of an issue and am very glad my realtor suggested Home Edge Finance.

"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

West Title is a locally owned and operated independent title company. Founded in 1999 by current owner/operators Michelle Balow and Kristen Newton. West has built their business froma 3 person operation to one that now serves over 400 clients.
"West Title was the buyers titling company during the recent sale of my home. The buyers closed on the house at 10am on a Friday. I was told the money from the sale of the home would be wire transferred to my account that day. I didn’t see anything and called my agent around 3pm on Friday. She called West Title and the told her they missed the wiring deadline for the day and I would see it on Monday morning. Monday morning came and went. I called and complained. The lady on the phone was nice and explained that she “just” put the transfer through (not on Friday as I was previously told). I’m writing this on Monday. I called my bank. They still have no record of the transfer. Chase mortgage says that my mortgage on the hose has not been paid off yet. I am living in a truck waiting for the money to come through. The buyers of my home (represented by West Title) got to move in on Friday. I’m homeless, gave up the house to the buyer, and have not seen a dime. I am certain the payment will eventually go through. However, West Title has caused me some hardships here. The unfortunate part is, the buyer that chose West Title to represent them doesn’t know any of this. They are likely enjoying their new home while I am waiting on their money so I can pay for my new home. Would not recommend."

FAQs for home warranty projects in Garfield, MN
Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs.
Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
