Acer Home Inspections

Acer Home Inspections came highly recommended by my realtor. She told me "This is the guy you want," and she was right. Aaron's inspection was incredibly thorough and his written report was detailed, including photographs and notes. This helped us immensely in the home purchase process, allowing us to address several minor safety issues prior to moving in. His report and a couple of home ownership resources he provided have been incredibly helpful as we continue to care for our new home. Aaron was professional, personable, and it was evident that he took pride in his work. I would highly recommend him to others for home inspections.

It seemed to go very well at first. Aaron was a little behind because he had something come up and had to be on the phone with his wife for awhile but it wasn't a big deal. When we went through the walk through, he pointed out a few things and I ended up pointing out something that he had missed. Nothing big was wrong with the house so we ended up buying it. That is when we found multiple problems that were missed. The three biggest we have found in less than a month of moving in is that our water heater was illegally installed and was completely set up in a VERY UNSAFE location. They had installed the wrong kind of water heater that can't be by anything flammable, and it was sitting right on top of wood. It was suppose to be placed on a vent, not going out the side of the house like it was. We had lived at the house for a week and had our furnace cleaned and we were instantly red tagged and our gas turned off. The maintenance worker was surprised that it wasn't caught when it was something so obvious. This was a very expensive fix that should have been caught and corrected before we moved in. It cost us 2000 to move the water heater and install the new ventilation and gas pipes to correct the problem. Also in that week, we noticed dampness on our dry wall in one of the basement bedroom closets and ceiling. Our upstairs shower was leaking and had destroyed all of the drywall. The ceiling was soft and started drooping. Last, our windows are terrible! Not all of our windows open and close correctly, some we can barely open and others once they are opened take 20 minutes to close. The people we bought the house from claimed to have gotten all brand new windows but they were not installed correctly. It was raining the day we moved in so maybe they weren't checked but it is a huge safety hazard that shouldn't have been overlooked.

We were so impressed with Aaron's service! He had completed his inspection by the time we arrived for our appointment. He took us through the outside and inside of the house and explained all of the items he found. He also explained how all the home's systems worked and how to maintain them. He gave us literature and a planning guide to help keep us on track with regular maintenance over the next few years. I was not expecting so much useful information from a home inspection. I was expecting him to just make sure the house was in working order when we bought it, but he did so much more. We feel much better prepared to maintain our new home and think this will save us money in the long term by avoiding unnecessary repair costs!
