This second-floor area can be used for storage or living space, but it’s more involved than your standard garage extension project. For example, you might need to pay for foundational or structural reinforcement if your current garage can’t handle the extra load. Expect to pay $25,000 to $100,000 to add a room above the garage. 

Building your own garage can save up to 70% of the project cost, or $10,500 on average. However, we don’t advise a total DIY because it can be incredibly dangerous. You can save money by helping out with some aspects, like installing siding or building interior shelving, but you should at least leave planning, foundation work, framing, roofing, and any electrical or plumbing work to professionals.

We recommend plywood and solid wood. Particleboard and MDF (medium-density fiberboard) are often too weak to hold significant loads, and could sag or deform under pressure. Plywood or solid wood are meant to last, and can handle the weight of several large items. If you want to spend a little more for a moisture-resistant material, you can consider using steel.

It’s better to build a garage than buy and install a prefabricated one. You can save money by purchasing a prefabricated metal garage kit for between $4,000 and $11,000. Building a new garage over buying a prefab garage will add more value to your home and will last longer, so it’s more cost-effective over time to build a new garage.

Your epoxy garage floors will last two to 10 years, depending on foot traffic and maintenance. Clean your floor regularly with a mop or a power washer using a diluted ammonia or degreaser solution. Use five ounces of ammonia per gallon of water or a half-cup of degreaser per gallon of water.

Also, sweep regularly, clean up any spills right away, and install mats in places where you expect the most foot traffic.
