We provide Home, Auto, Umbrella Insurance and other lines such as camper, motorcycle, renters, landlord, etc. I have been in the industry for a little over 7 years and decided that I wanted to make a difference, so I started this agency. LBIA is a digital, technology driven agency, so we have a modern approach, while also ranking service at the top of the list. If you like that relationship, we've got it. If you would rather do everything online, we can help with that too. Give us a call if you need a new policy or it's just time to make a change!

We accept Cash, Personal check, and all major credit cards. All payments are received at the inspection. Following my evaluation, I will compile my findings in an easy-to-read report, which will include detailed descriptions and high resolution digital photos of any issues I've discovered. I'll email you your report within 24 hours, and my job isn't finished until you understand everything in it.

"Bill was terrific and thorough. He was super honest and even talked us out of doing an unnecessary test when he could have easily just taken the money. He was responsive, very knowledgeable, and completely thorough and did it all with a smile on his face. I’d highly recommend him."

Home Inspection questions, answered by experts

While the air inside your home should have some moisture—the ideal humidity level is between 30% and 50%—too much moisture can lead to issues. Some ways to tell if there’s too much moisture in your home include condensation inside your windows, mildew growth in the bathroom or mold on surfaces, peeling paint, or an uptick in allergy symptoms.

By nature, two-prong outlets aren't grounded—but the box they run to might be, which makes them safer. The safest way to test if an outlet is grounded is to purchase a circuit tester, which cost about $20 at home improvement stores.

If you discover your outlet (or outlets) aren't grounded, know that this greatly increases your risk of personal injury and electrical fires. You may want to consider installing new three-prong ground fault circuit interrupter (GFCI) outlets. On average, the cost to install GFCI outlets is about $210 per outlet.

While a hygrometer is the most accurate tool for measuring humidity levels in the home, you can gauge humidity levels using simpler methods. One way is by observing signs like condensation on windows or feeling excessively sticky or clammy indoors, indicating higher humidity. Another DIY approach involves the “hair method”—aka placing a few strands of human hair in a closed container with salt for several hours. If the hair becomes limp, it's likely due to high humidity. These methods offer rough estimations, but lack the precision of a hygrometer for accurate readings.

Unfortunately, home inspections do not check for asbestos because of the liability factor involved. That’s why you should hire a trained professional with specialized equipment to test for it.

They will inspect all areas of the home and take samples of various materials to test. Opting for an asbestos inspection can prevent the risk of exposure to this hazardous material and save on costly repairs that may be required.

The small lines on the tape measure either indicate inches, fractions of an inch, or centimeters and millimeters. On the imperial unit side (aka the inches side), the longest lines indicate inches, followed by the next shortest lines that indicate a half-inch, and then the quarter, eighth, and sixteenth-inch. On the metric side, the lines break down meters, centimeters, and millimeters.
