"As a first time home buyer, I had no idea what to expect. Paulo did a fantastic job at explaining everything during the home inspection. His service was truly amazing and friendly. My inspection report was sent to me in less than 24 hours after the inspection and was very detailed. I’m happy we used NextDay Inspect and look forward to using them again in the future."

"Had them come out to inspect my roof on Wednesday, and they fit us in by Thursday. Jordan Synoground's crew showed up exactly on time, they prepped my yard/general work area with tarps, and were done replacing my roof by 2pm. Efficient, clean, and solid work. Would absolutely recommend this company."

"Val and his partner (name unknown) were very friendly and thorough. They showed up between the time window and provided a call prior to arrive to ensure we were home. When they arrived, they immediately began to work and seemed to have a well thought out process. Within less than an hour, they had completed a full cleaning of a three story townhouse with over 20 vents. They also did a great job of explaining the process to me as they completed particular portions. Additionally, they had the wherewithal to not just replace filters for the sake of changing filters. I placed new filters at each return (total of five filters) and instead of just replacing them, they informed me that the filters were not ready to be replaced and to do so in a week or two. I will be using there services again in two years and I would highly recommend them to anyone in the area."

"Jon was able to come out and inspect the attic and rooms underneath to ensure there was no mold growth. He was punctual, knowledgeable and took the time to explain what we should be concerned with if we moved forward. He gave us the piece of mind to continue with our home purchase. We will definitely recommend him to anyone that needs a mold inspection!"

"Professional, knowledgeable person conducted inspection of work to be done and presented a realistic, no games, offer. While not the least cost of the proposals received, we appreciated the honesty. The work was done on schedule, very professional, super cautious with dust and protection of house, and minimum disruption. No change orders required. Work was completed in two days. Very happy with work and professional quality of company and its employees."

"The owner, Jerry Stal, provided a competent inspection and assured me that all that my basement needed was a surface treatment. This was inexpensive. He saved me thousands of dollars because the other companies recommended a lot of tear down and other costly actions."

Home Inspection questions, answered by experts

Inspectors working for the seller on pre-listing inspections can present a conflict of interest, so standard home inspections are usually hired and paid for by the buyer. If the buyer has some negotiating power, they might request that the seller cover the cost (by taking it off the asking price), but this varies on a case-by-case basis. When it comes to home appraisal costs and pre-listing inspections, the seller will naturally have to pay, as these are done before the home is left up for sale.

Yes, in most cases, you can back out of your offer if you’re unsatisfied with something in the inspection. However, there is usually no recourse for doing so. The only exception would be if you waived the home inspection, a somewhat common practice to get your offer accepted in a highly competitive market. Waiving the home inspection doesn’t prevent you from getting an inspection, but you usually can’t walk away from the home after the inspection if there’s something wrong.

Using your realtor’s inspector may potentially speed up the home-buying process in that realtors are unlikely to recommend someone they’ve had prior difficulties with regarding scheduling or report turnaround time. There are other factors to consider, though—you don’t want a rushed inspection or a partial report. It’s more important that you work with a home inspector who can do a thorough assessment and explain any issues to you clearly.

Having cobwebs in your home indicates you may have an issue with spiders entering your property. While spiders are mostly harmless, some venomous bites can cause human problems, such as a brown recluse or black widow. Regular vacuuming and dusting, keeping clutter to a minimum, and keeping your lawn trimmed and tidy are a few natural ways to keep spiders out of your home and remove the temptations that attract spiders.

Consider an annual inspection conducted by a local plumber to prevent dangerous and destructive leaks. If you recently moved into an older home or are concerned about the age of your gas lines, call an inspector for a closer look. You may also be required to call an inspector after your contractor installs a new line for an appliance.
