"I am having a truly unpleasant experience with 7th State Builders. I paid 14,450.00$ deposit in good faith. They were contracted to rebuild my deck, place a roof structure and screen on the deck. I trusted that they would complete the work. Instead, they took my money and one year later had not even started on the project. Not only did they fail to perform the agreed-upon services for the deck, but I was forced to hire an attorney to try and recover my deposit. Which I haven?t yet (over one year). Thus, creating unnecessary expenses to an already frustrating situation. I would strongly advise against using this company. They are unprofessional, uncommunicative, unreliable and clearly not trustworthy. My experience currently has been a complete waste of time, money and emotional energy. Dr. CLARICE BROWN "

"I hired JES to install a trench and sump system into the basement of a new house I purchased. After the job was completed, I noticed the cellar stairwell was pooling water. They returned and said that they didn't think that the drain was run direct to the sump as it should have been but they needed to open the concrete to verify. I also asked why there was no water in the sumps. They ran tests with water for 2 hours and didn't see water and tried to explain to me that it was expected since the water was running out around the drainage under the foundation. They even had a supervisor try to explain to me over the phone when I questioned it. It took them several weeks to return to fix the cellar drain and sure enough, the pipe was just run to under the foundation and not directed into the trench/sump. A repair team came out and busted up the concrete to correct it. In doing so, they saw that their trench was also not connected to the sumps at all, which is why I never saw water in the sumps and not the mysterious theory they tried to convince me of weeks prior. This is terrible that there is no inspection of work prior to covering it totally with concrete. Or further, there was no physical test of running water in the system to verify the sump works. The repair team that came out were wonderful and did everything correct. After this, I called 3 times and asked for a manager to call me to discuss this and never received a response. The salesman stopped answering my calls. As a note, after spending $30K on this upgrade to my house, it was in worse risk than prior to JES so if you choose them, be careful."

"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."

The job grew larger as demo began and turned into a job requiring the rebuild of exterior walls, demo of concrete slabs - basically the house had to be rebuilt from the ground up. All new plumbing, electric, framing, windows, siding, roof, etc. I have known Chris for 20+ years and was confident that our forever home would be solid and done right. "2 of 997 Urgent: Project Management Issues & Pending Renovation Work We are experiencing significant project management issues that have caused unnecessary delays and frustration.Their quality of work is good but project management sucks big time,. We started our bathroom rennovations on Nov 29th 2024 the project wsda supposed to be completed in 5 weeks now it is almost 2 months and the master bathroom still needs to begin constreuction. We have had 3 project managers so far. However, despite multiple follow-ups over the past week via our text messaging group and several calls, we have yet to receive any updates on a variety of outstanding work in the loft and guest bathroom that need to be done. This lack of communication and progress is unacceptable. While we understand that Elkay is taking a break, the responsibility for keeping us informed and ensuring the project stays on track should not be neglected. We are not getting proper updates about stataus of several pending issues and we feel like we are being passed around without any clear resolution or accountability. The most pressing concern is the arrival of the bathtub, as all further work on the master bathroom is stalled until it arrives."
