Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would.

"I hope this message finds you well! I wanted to take a moment to sincerely apologize for any feelings of being misled by Guardian Basement Waterproofing. From the start, I personally looked into your issues with water and clay coming up through the floor during heavy rain. In our 42 years of experience, we've tackled thousands of homes facing water problems. After checking your basement, I spotted some areas that needed attention. You mentioned you had another waterproofing company ready to install a new system around your basement. Unfortunately, it seems they haven’t returned to fix your ongoing leaks after you reached out. In my proposal, I pointed out that the existing system was clogged and advised installing a new one. You chose to only work on the front wall despite my concerns that it might lead to further issues, especially since it was still linked to the poorly installed system from the other company. During my inspection, I found your pumps were malfunctioning. We replaced 2 pumps and 2 battery backups and set a deeper well to handle the excess water. We also backfilled under the rear step where soil erosion was a problem, which I flagged as an issue since it was causing soil to enter the drainage system. When clay messes with the stone, it can cause water and mud to bubble up. This is why we recommend installing a new system with clean-outs on each corner, to flush it regularly due to the active clay around the foundation. As for our Lifetime Guarantee, we stand firmly by it for every job we do. I take pride in being thorough with my assessments and ensuring customers are aware of all possibilities. However, I understand that ultimately, choices depend on individual budgets. Regrettably, before I could fully explain our position, I found myself in a challenging situation where your husband felt compelled to threaten legal action and subsequently asked me to leave your home. This unexpected turn of events left us without an opportunity to reach a mutual understanding."

Joel and his crew did a fantastic job. I really appreciated Joel's professionalism and thoughtfulness when he evaluated the problem and formulated the most effective solution. The work was done in a timely and efficient manner. And the best part it is, that I no longer have water in my basement despite many periods of very heavy rain. I also had Guardian waterproof the basement in my former house with similar positive results. I recommend them to the highest extent!

My sup pump failed and they came out the same day. They replaced the sump pump and spent hours getting the water up. It was great they could get this all taken care of on a Saturday. They are just great. Reasonable prices and they are always good.

So far we've had two rain storms and no water. The guys who dug out the french drain were friendly and professional. Joel, the sales rep. was easy to talk to and pleasant to deal with. Although I think they may have been a bit, maybe 10 percent more in cost than several other companies we looked at, we felt they were worth it. 2 days to finish the job and no water in the basement to date. Money well spent!

I was very impressed. The gentleman came out. Mr. Joel gave me an estimate and took pictures of the basement. He told me how long it would take, and what it would take. I was impressed with the presentation. The men were very professional and on time. They always disposed of the trash. I would definitely recommend them. I think it was a very good price.

We liked Joel, he was the guy that came out to the house to give us a quote.
He he was willing to negotiate a price.
He liked how he explained everything, telling us what was important, what was needed, and what was over kill, that we did not need.
He was very low pressure which was nice.
We liked the life time warranty that would attach to the house, and not to us.
That way if we sell the house the warranty would be with the house.
In terms of the actual work they were very fast, and in and out in 2 days.
Everything cleaned up , everything done actually the way we had discussed.
If I had a question they were able to answer it.
There were 6 or 7 guys all working at the house, at the same time, and they all were very respectful.
They were great!
I think they did everything exactly right, we are very pleased.
The work they did was above and beyond.
We are really happy!
We would use them again if needed.

We initially had a hard time getting the issue solved, Guardian was able to fully address. They diagnosed the issue correctly the first time. We’ve had very wet weather recently, really putting our system to the test. They did what they said they were going to. They system is working exactly as expected.

I have used Guardian before, so I called them again for this work. They were very professional from the day they came out to give me an estimate and through the entire work process. Their prices are very reasonable compared to other basement waterproofing companies. They do an excellent job. I have never had any further major trouble after they have done work in the past for me. If some small thing comes up that I think needs a little bit of extra fix, they are only to glad to come out and do whatever is required at no extra charge. They do their best to clean up after the work and are on time or even somewhat early the day the work is to be done. The work is done in whatever timespan they told me it would be done.

They were flexible in arranging time to complete the work and the crew was friendly and professional. The manager, Joel, did a great job walking us through the options and what would be completed. After the work was completed, we had a problem with water leaking in a spot, and when we reported it to Guardian, they send their team right away and took care of the problem. They followed up about 1-2 months later after a lot of rain to check if everything was alright. The purged wall was not done very well, which is the main reason I'm giving them a lower score for the quality.

On the morning the work was to be done, the people from Guardian came and began breaking up the concrete to put in the pipe to the pump. A while later, the people came who were going to remove the oil tank. They drained it and cut it in half in order to take it out the back basement door. Then the Guardian people continued their work and were finished the same day. (I was a bit concerned about the amount of fine dust that was in the gravel they surrounded the pipe with. I was worried it might clog the openings to the pipe. They told me it would wash away with the first heavy rain. This work was done about a year and a half ago and everything has been working fine.) They picked up when they left, so that the basement was as clean as could reasonably expected, considering the amount of work that had just gone on. The only hitch was that they couldn t get in contact with the electrician right away, I think he was out of town or something, but he came the next week and put an outlet in for the pump.
