"Project Management Issues & Pending Renovation Work. I 100% agree with one of the previous reviews and, unfortunately, am experiencing the same issues that have caused unnecessary delays and frustration. While the quality of work itself is good, the project management leaves much to be desired. My bathroom renovation started on December 1st, 2025, with a promised completion time of two weeks. It has now been almost a month, and the project is still not finished. I would admit that I am responsible for one week delay in replacing a bathtub. Throughout this process, I have received little to no communication ? no daily updates and not even consistent weekly updates ? regarding the timeline or the scope of work being completed. This lack of communication from the project manager, Orkhan, has caused unnecessary delays and frustration. Coordinating with both the crew and management has been extremely difficult, and the project manager?s attitude has at times been rude and unprofessional. "

"JES left my home in worse shape and will not return my calls to come repair the damage left. I reached out to them to install a joist support system under my kitchen so that I can renovate this year. There were floor joists under the back door that had been cut during a renovation about 30 years ago. JES installed a jack system but then left my foundation under the door where you can literally see daylight from the basement. I brought this up to the crew before they left late Friday night (they worked long hours just to ?finish? without even asking me if it was okay to trap me at home that late), and the lead just shrugged at me. Shortly after they left, it rained, and sure enough, water poured into my electrical room and all over the freshly poured concrete. I called Friday night, sent an email and text with videos, and called today 3 times. Each time the ?production manager? is ?busy.? Before this, they were perfectly capable of blowing up my phone to see if I could schedule sooner."

It's hard to find in this 'space'--there are a lot of shady people in basement water damage/repair, and this place exceeded expectations. We've had our repair in place for 4+ years, with only 1 small issue on a wall seam crack, and that was fixed within 24 hours of reporting the issue. Stand up place! "We have used The North Star Companies for several jobs in the past, with the most recent being the largest. We hired them do a complete renovation of our home in Severn. The job grew larger as demo began and turned into a job requiring the rebuild of exterior walls, demo of concrete slabs - basically the house had to be rebuilt from the ground up. All new plumbing, electric, framing, windows, siding, roof, etc. I have known Chris for 20+ years and was confident that our forever home would be solid and done right. We had a few hiccups throughout the process - as this was done during Covid, so there were supply issues, delays and so forth, but Chris and his guys did an amazing job. We couldn't be happier and are continuously getting compliments on our beautiful home. Chris has been and will continue to be our go-to for any construction needs for us and our family and friends."

"I am having a truly unpleasant experience with 7th State Builders. I paid 14,450.00$ deposit in good faith. They were contracted to rebuild my deck, place a roof structure and screen on the deck. I trusted that they would complete the work. Instead, they took my money and one year later had not even started on the project. Not only did they fail to perform the agreed-upon services for the deck, but I was forced to hire an attorney to try and recover my deposit. Which I haven?t yet (over one year). Thus, creating unnecessary expenses to an already frustrating situation. I would strongly advise against using this company. They are unprofessional, uncommunicative, unreliable and clearly not trustworthy. My experience currently has been a complete waste of time, money and emotional energy. Dr. CLARICE BROWN "

"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."
