"The initial appointment went well; however, the contractor ended up being dishonest and extremely aggressive and rude. AHS is a home warranty program that charges an initial service fee for a contractor to come to the house to fix common maintenance problems. The issue was a leaky pipe underneath the bathroom sink probably due to a rusted ring. The contractor assessed the problem and reported to AHS that the ring needed to be replaced and that the stopper mechanism was loose and needed to be replaced. They also reported to AHS that a piece was missing from the stopper mechanism (which wasn't missing at all). Due to the missing piece, AHS said they would only cover the leaky drain. The contractor called a week after the initial appointment to reschedule the maintenance. As with most, I had to take off the entire afternoon from work for this appointment because they could not give me an exact time that they would arrive. I contacted the contractor at around 5:30 and he said that the only way that they would come was if I paid them an additional $250.00 to replace the stopper mechanism while they were fixing the leaky pipe. I told them that i preferred not to have the stopper mechanism fixed because a) it wasn't broken and b) it had nothing to do with the leaky pipe. It really goes south from here. The contractor started yelling at me over the phone using foul expletives to explain how he felt about my opinion about the stopper mechanism and further stated that if i wanted any service at all, I'd have to pay him $250.00 additional. I was a bit shocked (even though I'm used to rough contractors in Washington, DC and hung up the phone). This is the worst experience I've ever had with a contractor. First they try to hold my sink ransom for extra money then they tried to aggressively try to get extra money through some sort of fear tactic. I would not consider using this contractor again. My only advice is beware and look somewhere else."

Home Warranties questions, answered by experts

Many contractors offer warranties for parts and labor. Confirm terms before hiring.

Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.

Home warranties can protect the buyer, the seller, or both, depending on when the coverage begins. Sellers who buy home warranties while their homes are on the market protect themselves from out-of-pocket costs leading up to closing and to their buyers after closing. Buyers who purchase coverage that kicks in after closing will only be protecting themselves.

An improperly installed skylight could potentially impact your roof's warranty. This happens because roofing penetration is necessary during skylight installation. Check your warranty information to verify. In most cases, having skylights professionally installed with proof that flashing is being done to specifications can be enough to preserve your roof's warranty.

Most manufacturers’ warranties do not cover wind damage to roof shingles, but some companies include a wind warranty rider in their warranty offer. You can purchase this rider to protect yourself, your wallet, and your roof from any damage that might occur from wind. Be sure to read all the fine print and understand any limitations of the warranty.
