Customers say: True professional

"My wife and I were considering having some remodeling done to our house but we were not sure how it would all work. A friend recommended we hire an architect or draftsman to help with the ideas. We submitted the request through Angie's and found Richard from iCornerstone. We live in Tyngsborough and he came to our house from Weymouth and spent the day measuring everything in the house and provided us with an outstanding renderings and diagrams of our house from all the floors. We didn't have any original drawings and neither did the town wit details. Richards work was exemplary and nothing short of outstanding. He really knows his stuff and he kept in contact the entire time. We asked for the changes and he made them to a second diagram with a 3D layout we could show to the contractors for the remodel. I highly recommend Richard and iCornerstone for any of your needs."

"John and his team were awesome! We hired them to complete a full cleanup of shrubs and bushes, flowers, weeding, and mulching. We had just bought the house from someone who let the outdoors go, so getting a fresh start was well worth it. John was very kind and upfront and transparent with everything concerning pricing, services, and kept us in the loop during the whole cleanup process. Boyd was much more reasonably priced than competitors, but we believe that did not take away from the quality services that we received. Thank you!"

Architects questions, answered by experts

Architectural service projects in older Worcester homes often impact other systems. Many pre-1950 houses have knob-and-tube wiring or cast iron plumbing that may require upgrades when disturbed. Removing walls necessitates a structural assessment to identify load-bearing supports, while additions frequently demand HVAC ductwork modifications or electrical panel upgrades to handle the increased load and ensure your home remains safe and functional.

Helpful?

To avoid surprises with architectural service projects, start by contacting the Worcester Building Division about permits and reviewing the city's zoning ordinance for setback rules. You should also coordinate with National Grid for electrical needs and the Department of Public Works for water or sewer connections. Remember that plan reviews can take several weeks, so building this time into your schedule is a key first step.

Helpful?

For a smooth process in MA, engage architects and engineers early to navigate local requirements. Plan major exterior work for the April to October weather window and add a 15-20% contingency to your budget for unforeseen issues, especially in older homes. Securing qualified contractors well in advance is also crucial, as the busy construction season can lead to scheduling challenges and project delays.

Helpful?

When comparing quotes in Worcester, watch for red flags like unusually low fees, vague service descriptions, or a lack of a local project portfolio. A professional should be responsive and willing to provide a detailed written proposal without pressuring you for a large upfront payment. Be cautious if they don't mention permit assistance or seem unfamiliar with Worcester's specific building codes and processes.

Helpful?

When planning architectural service projects, consider Worcester's unique neighborhood character and local material availability. If your home is in a historic district like Elm Park, you'll need a Certificate of Appropriateness. Also, designs must account for the area's heavy snow loads and a four-foot frost line, which directly impacts foundation requirements and structural integrity for any new construction or addition.
