Patching a rubber roof requires finding a leak that is most likely identified by inspecting the attic. Get a strong flashlight and inspect the underside of the roof. Look for mold, wet spots, or dark, discolored areas. Check for degrading insulation, which tends to break down faster than wood. Inspect vents and seals and keep an eye out for small punctures coming through. The leak could actually be several feet away from where you find the water damage because of how water flows or gets diverted. In dry weather, spray the roof with a hose while someone else watches for leaks inside the attic.

Whether you should repair or replace your roof boils down to the scope of the damage.
