"Gary is very pleasant and professional to work with. Communication is great, pricing is fair and the quality of his work is top notch. The project he completed for me was taping/finishing the drywall in my 1500 sq ft 3 bedroom apartment with 9' ceilings. A common cause of separation between a wall and the ceiling is truss lift—this can happen to the ceiling of rooms directly under the attic when the seasons change and wood building materials dry out, shrink, and shift. Roof trusses often dry out at different speeds, and if the bottom pieces dry out faster than the top pieces, they can shrink and pull the attached drywall away from ceilings and walls, causing cracks. Fortunately, truss lift is only a cosmetic problem, not a structural problem, and you can fix it by separating the ceiling drywall from the roof trusses, and patching the cracks.

If you already have plaster walls and ceilings, adding new plaster costs $2 to $10 per square foot. For an average-sized room, that would come out to $1,200 to $10,000. However, the cost to replace plaster with drywall is higher—running between $720 and $1,250 for a 10-by-8-foot wall or ceiling (not including drywall finishing).

You may need to replace drywall because of smoke damage. If the drywall is covered in soot, you may be able to clean it, but it will require a lot of time and effort. You could spend hours cleaning the drywall only to find there is more damage and it needs to be replaced anyway. It’s usually easier and safer to remove the smoke-damaged drywall and replace it.

You can put drywall mud over paint to even out the surface or entirely resurface it. Sand the surface with 280-grit sandpaper, vacuum the debris and dust with a shop vac, and clean it with a slightly damp cloth. Allow the surface to dry. Apply drywall primer, especially if you’re skim-coating an entire wall. Apply the right type of drywall mud over the surface and smooth it with a trowel. Allow the layer to cure fully, then sand it before applying another layer or painting it.

Water-damaged drywall should almost always be replaced. Not only does it look bad, it’s a breeding ground for toxic mold. Even if you think the area is dry and there’s no active leak, the only way to be sure is to cut out the damaged area and see for yourself.
