"Very poor and unfair inspection. I have water coming into my house due to a contractor putting shorter gutters than what I originally had and the rain diverter is short too. I have water flowing into my house because there is nothing to take the water away. I never had any problems with my leaks in my house until this. The inspector, Robert Push, took pictures of other things other than the cause of the problem. When I pointed to him the evidence of what the cause of the issue showing the water marks streaming down from the roof in between the short gutter and short diverter, he ignored what I showed him and began to find other things to take photos of that had no relation or was even in the vicinity of the problem area to make his report look “professional”. He was hired by the contractor and was biased to what evidence I had. I even had video of that day and told him and he said nothing. The jargon in the report was constantly beating around the bush to what the problem was, saying that I should do a water test and then his conclusion was that it was wind driven rain that caused the problem. How can he make an analysis like that when he performed no tests and was at my house on a sunny day. The day I had the water come in there were no strong winds and I have video proving everything. If you are a contractor that wants to get away with some shady stuff, then these may be the people for you. But their inspection was very unprofessional, poor, and lacked integrity."

We are Independent Home Inspectors, providing valuable inspection information conveyed through a detailed report with photos, since 1983. Our home inspections reveal the condition of structural, electrical, heating, cooling, plumbing, roofing, chimneys, fireplaces, windows, doors, siding and many other home components. Price shopping home inspectors? Have you checked if your potential home inspector:

"Evan was awesome. He was quick to respond when I called and made schedule adjustments to fit us in on the only day and time we had available. He was easy to communicate with whether it was phone call text or email. On the day of the inspection he was there early to do the exterior and went over everything with me outside before the realtors got there. When we were inside he was meticulous and explained things to me every step of the way. You could tell he cares about what he does and I felt like he was looking out for us as the buyers. He was a funny guy who you want to have a beer with after and made the experience very pleasant. I would definitely recommend Evan and would use him again in the future. I think his pricing is fair and while it may look like we paid more than others it’s because we added a radon test and water quality test."

FAQs for home inspection projects in Boston, MA

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
