Inspections Plus Is Making Lives Better! Our mission is to provide clients with the education and insight necessary to make a sound decision when purchasing a home. We provide expert knowledge and know-how to maintain, keep safe and retain value in all property types whether building, buying, selling or renovating. We have a unique and lengthy history inspecting antique and historic homes in the Massachusetts and Rhode Island areas and are comfortable consulting at any age construction property. With this, we are also experts of current and late-era construction practices and the various methods that fail which are commonly found at all property types, commercial or residential. We are members of ASHI (American Society of Home Inspectors) as well as adhere to all state licensing requirements. ASHI is the most respected professional association for home inspectors in North America and its Standards of Practice & Code of Ethics have set the absolute highest industry benchmark for professionalism and has become part of many pieces of legislation throughout the United States. We provide water quality with the use of state certified labs and are qualified Radon testers. We perform EMF (electromagnetic fields) surveys and perform flow/yield services on residential and some commercial water well systems. Our typical clients are looking to learn about their properties and prevent costly future surprises. There are usually some issues at just about every home that haven’t been disclosed or discovered yet. Being made aware of these issues is the first step. Correcting them is second. Learning preventative practices to stop persisting issues is the last and most valuable measure we will provide guidance to better understand. After looking at many houses, I thought I had the home I wanted and put in an offer. It was accepted and I contacted Inspections Plus to do a home inspection. I'm glad I did, because the inspection revealed several major concerns about the house that I had not seen prior to putting an offer in, including mold in the basement and attic, as well as clapboard that was not properly installed. I used the information garnered from the home inspection to look into approximately how much the major concerns would cost. Ultimately I decided not to purchase the house. Although disappointed that the house did not work out, I am glad to have learned about these major concerns before investing into both the cost of the home and the cost of the necessary repairs. I will use Inspections Plus when I do find the right house.
Steve performed a comprehensive inspection of a modern, single-family home I intended to purchase. He arrived well before the appointed time (I was a little early, and he was there before me), inspecting the exterior of the home, so that he could start giving me feedback right away. Inside, we started with the attached garage, then moved on to the basement, where we went through every nook and cranny, and took a close look at every major mechanical and electrical system. We moved on up through the house, checking every room, appliance, fixture, etc.
Throughout the process, Steve was completely professional while being friendly and approachable. He not only pointed out safety concerns and items that needed remediation, but also provided general advice on how to maintain and update items that were functioning properly, which was extremely helpful to me since this is a larger home than I owned in the past, with different systems and materials.
All told, we spent about 2-1/2 hours going over a 4BR/3BA 2500-3500 sq ft home. That night I received his comprehensive report, outlining all of the issues and recommendations he had relayed in person, plus some additional ones, along with full-color photographs, copies of the relevant standards and bylaws, and severity ratings to indicate how soon things needed to be addressed. While Steve is not the cheapest around, I gave him an "A" for Price because the better inspectors, of which he is one, all charge a bit more, and his prices are definitely competitive with that group.
