On the day of the audit, he arrived on time and was very courteous and got right to work on a comprehensive assessment. He went into all accessible areas, addressed specific areas of concern and provided explanations in the moment that were very helpful. The moisture analysis turned out to be very positive. He utilized a combination of infrared and handheld moisture analyzer, and paid particular attention to areas where we had known leaks. Even though he had quoted me two prices, one for the energy and one for the moisture audit, Flemming noted the moisture audit was significantly less severe than anticipated and reduced our overall charge.
After the visit, he provided a wonderful report that detailed all rooms with pictures, the results of the blower door air test and corresponding explanations and suggestions. His report will be invaluable as we plan energy improvements. In addition to our known areas of concern, he identified several additional hard to find areas (with easy fixes!) where there was very poor sealing that if remedied, will provide dramatic comfort improvements. He also found a pinhole gas leak which previous inspectors missed on our hot water heater.
Overall, Flemming was wonderful. He took time during his evaluation to explain his observations and his report is detailed and will help us as we upgrade the insulation in our home. We are very pleased we had Flemming out and would highly recommend him to anyone looking to get an in-depth understanding of their homes energy status.
His service involved a complete Home Energy Audit that included an Infrared scan of the house walls, floors and ceilings that may detect defects in insulation and air sealing. Additionally, he did blower door testing of building for tightness and air infiltration. When it was ready, I received a complete digital report with infrared and digital images of findings with recommendations for repairs. His many credentials that are listed on the company web site.
Setting up the review was easy, and Flemming and his assistant arrived on time. The review took 2-3 hours and Flemming worked methodically through the whole house taking infrared pictures of the walls in each room and highlighting areas lacking insulation. He also performed the same analysis using a door blower that was able to highlight where the worst drafts were. In the basement, he reviewed the water heater and identified improvements required to the venting. They also reviewed the attic and found fan vents that required replacement. It was a very comprehensive review. Within 24 hours Flemming emailed a complete report with images of every room (infrared and normal to assist in locating the gaps) and a prioritized set of recommendations for improving energy efficiency.
At $550 it is certainly an investment to have this analysis done, and to get the most out of the review, I would advise being present and discussing findings with Flemming along the way - he is very good (and patient) at teaching you about different issues he identifies and approaches to fixing them. We have had a lot of issues heating our house, and so found the review incredibly helpful. If you are considering getting this done, I would highly recommend Infrared diagnostics.
An infrared analysis was recommended, and from Angie's List and a renovation contractor I was referred to Infrared Diagnostics.
The owner Fleming Lund does all the work. He responded to my call promptly, was on time for the appointment, and explained everything during his 3 hour analysis (I strongly suggest you be present during his work - his report is thorough, but you get a lot more by being present and getting Flemings running education and commentary).
The weather outside was cold, and we had the house nicely heated, perfect for the work. Infrared imaging from the inside identifies and gauges all deficient insulation areas throughout the house without having to make test holes or guesses.
I have a strong technical knowledge of buildings and construction, but the thermal imaging was priceless. Exterior walls with a fireplace chimney that I would have bet could have benefitted from being opened up for re-insulation and re-sealing, turned out not to be a big culprit in our energy loss. I could have wasted a lot of time and money there!
Our 12 year old double-hung windows that I thought were fine, turned out to be thoroughly sealed, including between the two sashes - but completely lacking any seal between the top window and the frame. When Fleming turned on his whole-house blower to emphasize and expose air leakage, the tops of all my 12 yr old double-hungs top sashes leaked horribly - I would have never have spotted that! The blower test also exposed an attic bathroom pocket door, and an old vertical air duct now used only for cabling and piping, to be both completely open to the outdoor attic space!! The blower test exposed massive cold air infiltration in these two spots! (the attic conversion contractor from 12 years ago is to blame). Other priority areas that Fleming's work exposed were places were door and window frames, plus wall-to-ceiling and wall-to-floor joints, would benefit from caulking and sealing to reduce air leakage.
Many quick and easy places were identified where some modest DIY would result in significant energy savings and improved comfort levels. The work also confirmed that our 80 year house had had insulation added into all the walls and ceilings over the years. But the infrared imaging peered through the walls and identified areas where retrofit blown-in insulation had settled a lot and the tops of walls, or where either a cross brace or something had prevented the retrofit blown-in insulation from getting all the way down into a wall section, rendering a couple of 1.5 ft by 3 ft wall sections un-insulated - if I do any future blow-in insulation, I now have specified target sports identified! But the saddest discover was that a prior owners attic conversion performed just 12 years ago, was done extremely poorly, with missing insulation and massive air leakage at most joints, along with the above noted open to the cold attic pocket door and old vertical ductwork.
Overall I could not recommend this service any more highly.
If you truly want to know how your windows, doors, walls, and ceiling are insulated and sealed, this is the only way to take the guess work away, and to come up with a thoughtful plan of how to systematically start to improve a home's energy performance.
Owe, and also did a complimentary gas leak review, and spotted a tiny leak where the gas-line comes into the house where we had the gas supplier come and fix.
The assessment was done in the morning and the report arrived in the afternoon.
