He and his partner performed a full outdoor inspection of the property, then moved inside. Inside, Alex ensured he checked every crawl space, and fought his way into an extremely tight cape-cod attic that is additionally constrained by several skylights.
Throughout, Alex was thorough but not alarmist. There were several areas that he identified as possibly concerning, then after careful inspection realized they were fine. I very much appreciate this attention to detail, as I have worked with past home inspectors for whom every small plumbing or electrical oddity seemed a major catastrophe. Old homes usually have some issues, and Alex was great about helping us identify and understand the ones specific to our new home.
My wife and I are both engineers, and pretty handy around the house. A professional like Alex was exactly right for us, to fill in the gaps in our knowledge, and ensure a full and systematic inspection of the home. His final report was detailed, included photos, and captured the majority of what we discussed in person.
We highly recommend Alex, and even our seller's agent took his card to recommend him to her future clients as well!
In addition to the base home inspection, Alex performed a Radon test under a Angie's List discount that was then available.
Throughout the day Alex made a point of making sure that my boyfriend and I both knew what he was finding and that we understood the implications however major or minor. I was taking my own notes as at prior home inspections I found that the report I received later often left things out. Alex wrote up his report that evening and we received it same day electronically. The report was incredibly detailed in description and pictures, rating each issue as to priority and severity. I compared to my notes and there was nothing missing - again very impressive considering the magnitude of the project.
I highly recommend Alex for any home buyer. Both brokers were present and commented as well on how impressed they were and requested his cards to give out to their other clients.
Note on the price that this is higher than a typical home inspection would cost due to the magnitude of the space, the location, and issues.
We actually used Alex 3 times. The first time was at our old condo after another company used by the buyer came up with CYA results on the roof needing repair. We retained Alex in an attempt to get a more realistic assessment. We were highly pleased with the results and retained him for the new place.
As appears to be the case with a lot of new constructions, the builder was overly optimistic on meeting his deadlines. When we had Alex inspect the first time, everything was supposed to be done but it wasn't. Alex went with the flow and did what he could. When the remaining work was complete, Alex came back to inspect the rest of the work. He came up with things I would never have thought of -- that's the reason anyone should have an inspection even for new construction.
At the end of the walk through he recapped the most pressing exterior and interior issues I should focus on in the immediate term and those that could afford to wait. While he confirmed one pressing issue I was already aware of, he also uncovered several other issues -- some large and some small -- I wasn't aware of. If fact, only an inspector, who focuses on the entire house, would likely have uncovered these other issues. He was a pleasure to meet and work with and well worth his fee. I would hire him again as well as refer him to others.
