"Mr. King provides excellent customer service and great communication. He is very thorough on his work with detailed pictures and great explanation of findings. Even with the winter snow storm he communicated and rescheduled accordingly and was still able to perform a great job. He was quick and efficient in the delivery of the home inspection report as well. His company nor any company in Maysville does Radon testing. You also have to hire a pest and termite company for any pest and termite inspections just as a tip in your home buying process. I would highly recommend Mr. King again for my home inspection needs. Part of a pre-drywall inspector’s job is ensuring all work done on the home is up to code. If they discover anything that doesn’t comply, these fixes may be required by the local government or by the lender financing the build. Aside from these mandatory post-inspection home repairs, it’s technically optional to make any other repairs—though it’s a good idea to remain proactive about them to avoid a bigger issue in the future.

Without regular proactive maintenance, your home and the things in it will wear out, break, or otherwise deteriorate much faster than they would with routine maintenance. Regular home maintenance also helps to prevent major problems down the road. For example, regular gutter cleaning will help avoid roof and foundation problems caused by pooling water and improper drainage. 

Replacing older chimneys or fireplaces, like wood-burning stoves, with something more eco-friendly can actually increase the value of your home. Some homeowners opt to remove chimneys as they pursue LEED certification, which may also increase the value of your home. But in general, many potential buyers actually look for operational fireplaces in homes, so removing a chimney and fireplace could decrease your home’s value by up to $5,000.

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.

Homeowners insurance may cover damaged floor joists, depending on your policy. Insurance typically covers issues from storms, fires, or water damage from burst pipes. However, don't expect your insurance company to cover damage from wear and tear, poor maintenance, or termites.
