King Home Inspections provides a thorough and comprehensive examination of your home. We take great pride in every inspection. When the inspection is over, a detailed report will be prepared along with color photos of various items for your attention. Inspector Tim King has more than 25 years experience in the home building and remodeling industry in Kentucky. Tim is a licensed home inspector and insured. Call or email for a free estimate.

"Mr. King provides excellent customer service and great communication. He is very thorough on his work with detailed pictures and great explanation of findings. Even with the winter snow storm he communicated and rescheduled accordingly and was still able to perform a great job. He was quick and efficient in the delivery of the home inspection report as well. His company nor any company in Maysville does Radon testing. You also have to hire a pest and termite company for any pest and termite inspections just as a tip in your home buying process. I would highly recommend Mr. King again for my home inspection needs. Thank you Mr. King!"

"Not experienced, knowledgeable, and equipped enough to do the job. We paid just under $13,000 to have Daniel excavate our property and and prepare it for building. He assured us that we would be his only job and that he would be committed to it but he very seldom showed up to work and when he did, it wasn't until 6pm in the evening when he would stay a few hours at best. We had a nice long stretch of dry spring weather that he could have made use of and just simply didn't. And he never hired a second equipment operator like he said he would so it was just him and his backhoe. He was anxious to get paid so I wrote him a check with the understanding that if any of the contractors that followed him were to say he didn't do something right, he would come back to correct it. We did get him back to the property once because the foundation couldn't even be poured since he didn't dig the hole big enough, but then when we had someone else come to do our backfill they were taken back by what a terrible job he did. They pointed out that he didn't grade the site in a way that would keep water away from our house and the slope was so bad for the front yard that my husband wouldn't even be able to mow it safely. He also left a couple of trees that he was supposed to cut down and got the wrong size of gravel for the driveway. When I tried calling and texting to have him to correct his mistakes, he completely ignored me. We eventually had to pay another contractor $10,000 to make things right. Thanks to this company, we are $10,000 over budget and at least a month behind schedule. DON'T MAKE THE SAME MISTAKE WE DID IN HIRING THEM."

Home Inspection questions, answered by experts

Even if a homebuyer has no intention of using the fireplace installed in the home they’re thinking of buying, it’s vital to know when the fireplace and chimney were last inspected. Aside from learning that it can operate properly, homebuyers will want to know that the structures themselves are sound and won’t affect the integrity of the surrounding home. With full knowledge, homebuyers can then make plans for any necessary repairs before they move in.

Homes should be checked for mold annually, especially if you live in an area with high humidity or frequent rainfall. Inspections are crucial following flooding, roof leaks, or plumbing issues. More frequent checks are necessary if your home has a history of mold problems or water damage. Regular inspections help detect mold early, preventing costly remediation and minimizing health risks, especially in moisture-prone areas such as basements and bathrooms.

Services include ash removal, chimney cleaning, gasket checks, and inspection of cracks or damage.

You can ensure a home inspector is unbiased by doing your research. Verify their work history and certifications so you know they’re qualified to be inspecting your home. Read reviews to understand other customers’ experiences and whether or not they were satisfied with the inspector’s assessment. Interview potential home inspectors and ask how they get their clients. If they’re not dependent on any one realtor for clients, they’re unlikely to risk producing a faulty report just to benefit one agent.

The foundation, roof, and the home’s major systems (electrical, plumbing, HVAC) will take the longest to inspect since problems with any of these areas can point to safety or structural issues. An attic inspection or basement inspection may also take extra time to complete so the inspector can look for signs of moisture damage, mold, or pest problems, all of which are common in these spaces.
