Our inspector Daniel Tyler is fully insured and a state licensed home inspector in the state of Kentucky (Lic #3095). You’ll know you have smoke damage if you notice a lingering smoky odor, see soot or residue, or spot any discoloration of surfaces in your home. If you have any kind of house fire, always assume you have smoke damage and hire a professional who deals with smoke damage to assess the extent of the damage and restore your home to its pre-fire condition.

There are several signs that your chimney is dirty and ready for cleaning. Look for the following:

  • A buildup of creosote and soot inside the chimney

  • The room fills with smoke when you use the fireplace

  • The damper is black with creosote residue

  • When you light a fire, it quickly goes out

In general, it’s best to schedule a cleaning at least once a year before winter so you can safely use the fireplace. 

A sagging, cracked, or uneven foundation, worn or outdated electrical systems, poor plumbing, and slow sewer lines are all common deal breakers that stem from home inspections. Musty odors, uneven floors, and sticky doors and windows may also be deal breakers that will tell you when to to walk away from a home inspection.

As a home seller, you may want to conduct a pre-listing home inspection to help you finalize a fair asking price for your property. In most cases, though, the homebuyer pays for the inspection. This allows them to make an informed decision before proceeding with any purchase. The small lines on the tape measure either indicate inches, fractions of an inch, or centimeters and millimeters. On the imperial unit side (aka the inches side), the longest lines indicate inches, followed by the next shortest lines that indicate a half-inch, and then the quarter, eighth, and sixteenth-inch. On the metric side, the lines break down meters, centimeters, and millimeters.
