Once listed, the house sold for the asking price within a week. We had multiple offers. Jim was very professional and thorough in analyzing the offers and helping me make decisions. In preparation for closing, Jim coordinated with the buyer's closing company and my attorney to make sure everything went smoothly. He even removed some items from the house for me prior to closing. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

I showed him pictures of how a pizza was being burned in the oven when cooked at the correct temperature for the correct amount of time. he tested the other looked at the pictures and said that the oven cannot be repaired and they would let the warranty company know that. The warranty company called me and said the repairman told them that we did not know how to use our stove. several calls the repair company to find out why the misinformation was provided to the warranty company have gone unanswered. even calls to the repairman are not returned."
