"These guys are AWESOME ! I was very concerned about water leaks occurring in my 2 upstairs bedrooms due to recent thunderstorms and apparently previously shoddy roof repairs. Reached out to Guardian due to good reviews on Home Advisor. I was not disappointed! Spoke to Angelo Ristich the owner and almost immediately I knew I was in good hands. He explained and answered all my questions in detail and in roofing language that I could understand. He is very knowledgeable and confident in this subject. Excellent customer service. He sent his team to come and check out my roof even before I hired him, at no charge ! I needed roof repair AND tuckpointing for which his crews performed both in one complete day !! His crews took pictures before and after to ensure you would see both the cause and repair of my roof. I would highly recommend Guardian Roofing Systems for any roofing needs! Thank you Angelo and to your crews. JOB WELL DONE !!"

"The work was excellent. Eugene explained everything that needed to be done while also taking photos of the problem area. Everything was left immaculate and it looks great! I would highly recommend this company to do roofs and gutters."

"The team that put on my new roof was wonderful. They knew how to work together to be efficient and through. Day and a half for my new roof to be put on. They covered shrubs, windows, picked up after each day's work, they came inside to make sure the skylights were set properly, dumpster was here a limited time thanks their efficiency and so was removed from the street which my neighbors appreciated. They kept me informed as to what was going on: when they would leave and return next day. A final inspection was done after all work completed and it is perfect. I highly recommend this company and work ethic."

Roofing questions, answered by experts

Roof sheathing can buckle from moisture damage, too much weight from roofing materials, or too much space in between rafters without thicker sheathing to compensate for the added distance. Bucking roof sheathing is a serious problem that can lead to a collapsed roof, so have a qualified roofer near you come to identify the problem as soon as possible.

Condensation can occur on the inside of a roof, but it should always be temporary. It does not necessarily mean there is a roof leak. Condensation happens when the inside and outside of a house are at different temperatures. For instance, if it is hot during the day and then gets very cold at night, the inside of the house will be warmer than the outside and may cause condensation to form on the inside of the attic. This may not be cause for concern, but if it is happening frequently, it should be addressed; otherwise, it could cause roof leaks, compromise the structural integrity of the wood, or allow mold to grow.

Torch down roofing is only one of the options available for your home. Depending on your type of roof, if it is a gable or hip roof, torch down roofing might not work for you due to the slope. Asphalt, metal, and clay shingles are just a few popular roofing options that may be more suitable.

A roof's ability to handle snow depends on its strength and the snow's weight, as wet snow is much heavier than dry, fluffy snow. While designs in snowy regions often allow for 35 to 50 pounds per square foot, a general guideline is that a typical roof can withstand about four feet of fresh snow, two feet of packed snow, or just one inch of ice. Factors like the roof's age, slope, and support structure also affect its capacity; newer, sloped roofs generally hold more weight than older, flat ones. Ice and ice dams add significant, dangerous weight. Because capacity varies, it is best to contact a professional roofing contractor or the original builder to determine the maximum snow load for your specific home.

Most traditional lenders will not loan against a house with a leaking roof, and some lenders won’t lend against a home with a roof near the end of its lifespan. If the roof on your new home is in poor condition, you may need to have the seller offer a credit for a roof replacement after closing, or you can opt for a renovation loan—also called a 203k loan—to bundle the house and the roof replacement into one loan.
