Customers say: Super punctual

"Great Lakes Builders saved my home! After extensively researching the issue, I was referred to Great Lakes by a colleague in the insurance industry. I contacted the firm, met with Martin and Mike and instantly felt confident in their ability to do the work. It was not an easy project, the home had to be raised and supported, a new foundation dug and poured. The foundation walls were replaced and the house was set back on the foundation. The home is 120 years old with all plaster walls. What amazed me was how carefully they worked and when it was finished, not one crack! They are true craftsmen and experts in this field. They are punctual, the work site was kept neat and clean and they kept me informed every step of the way. Most importantly, they are concerned with safety. They don’t take short cuts and their structural engineer was terrific. In an old home there are always projects. I am going to use them again for some foundation work on an addition that was done to the home in the 70’s. I highly recommend this company to handle foundation and structural issues with homes."

"Linda was excellent! Knowledgeable, great communicator and honest. We were told structural work was needed on our 100+ year home but after a thorough assessment, Linda recommended tuckpointing only!"

"Marc did a great job on our garage expansion project! He was friendly and professional, taking all of our ideas and criteria and combining them into a great layout. The drawings themselves look great. We are still shopping the plans around to contractors, and Marc is always helpful with advice or ways to reduce cost. Would definitely recommend him to anyone looking for an architect."

"Architect Kristin Kollias has provided me with professional and responsive help in the renovation of a vacant single family bungalow in Chicago that required extensive repair for compliance with the City of Chicago codes. She assisted in guiding me in obtaining required site plan for the residence; addressed the structural, electrical and plumbing details required; drafted and created the architectural floor plans that fit my vison of interior space; and facilitated in obtaining the necessary city permits from City of Chicago. Clearly she is a true professional and her services are greatly appreciated."

"We met with owner/senior architect, Firmin Senga to join us in the viewing of our desired property. We wanted to have an architect on board with us for reassurance that the updates we plan will work before we make an offer. He was very helpful."

"I am having a full master bath and kitchen remodel done with new layouts in both rooms and knocking out a wall. Evolution worked with me to quickly get a drawing done of the new layouts so that the contractor could get started on the project. They made sure to include me in the process so that the design would be done exactly as my wife and I envisioned. They communicated effectively throughout the process and were always courteous and professional. I recommend them to anyone with drafting needs."

Structural Engineering questions, answered by experts

In Evanston, act immediately if you notice foundation cracks wider than 1/4 inch, doors that suddenly won’t close, or water leaking onto structural supports. Minor hairline cracks or slight settling can usually wait but should be monitored closely, especially after winter. Plan major repairs for warmer months, as Evanston’s cold weather can complicate both access and material performance.

Helpful?

For Evanston homes, keep a moisture meter to regularly check basement dampness, a crack monitor for tracking foundation movement, and freeze-thaw rated sealant for quick repairs. A sturdy level is useful for spotting uneven floors caused by clay soil shifts. Having a flashlight, heavy-duty tarp, and adjustable support jacks on hand can help manage sudden water leaks or minor structural shifts.

Helpful?

When hiring in Evanston, choose professionals experienced with local clay soils, freeze-thaw cycles, and historic property requirements. Look for those who understand lakefront erosion risks and have a track record of successful projects in Evanston’s neighborhoods. Familiarity with city permitting processes and strong client references from Evanston homes can help ensure your project meets all local standards and runs smoothly.

Helpful?

In Evanston, failing to clear snow from flat roofs, neglecting to redirect downspouts away from foundations, and allowing gutters to clog can all accelerate structural wear. Overlooking basement humidity—especially with Evanston’s high water table—can worsen foundation settlement. Skipping seasonal HVAC filter changes can also lead to excess moisture, which is particularly risky for older homes with clay soil foundations.

Helpful?

Professionals in Evanston first address immediate safety concerns, such as significant foundation settlement or visible structural cracks from freeze-thaw cycles. Next, they focus on moisture intrusion, especially in basements near the lakefront. Compliance with local building codes is always a priority, and they often recommend monitoring for new cracks after heavy storms to catch issues early, especially in historic neighborhoods.
