Small jobs welcome

"My husband and I wanted to add a deck to our home, and we hired KI Exteriors to bring our vision to life. The experience exceeded our expectations. From start to finish, they were professional, knowledgeable, and attentive to every detail. Not only did they build a beautiful deck, but they also installed a french door off our living room, and it completely transformed the space. The craftsmanship is outstanding, and we couldn't be happier with the results. We truly love the work they did and highly recommend KI Exteriors, Konstantin And Yurie to anyone looking for quality workmanship and exceptional service. We would gladly work with them again on future home improvement projects."

"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

Home Building questions, answered by experts

Certain habits easily damage new home building work. Overwatering landscaping near your foundation increases hydrostatic pressure, which damages concrete. Failing to disconnect garden hoses before the first Post Falls fall freeze will crack supply lines. You must also change your HVAC filters frequently to combat local summer dust. Finally, never alter your yard's final grade, as adding soil against the house directs destructive moisture toward your foundation.

Helpful?

During home building, you must make critical decisions about site placement and roof orientation for optimal energy efficiency. Choose a foundation type that suits the variable soils in ID. Select your preferred heating system and exterior finishes, ensuring your roofing materials meet local snow load requirements. You must also approve the final architectural plans and authorize any necessary change orders throughout the construction process.

Helpful?

After completing home building, you must secure a Certificate of Occupancy from local authorities. Transfer all utility accounts into your name and close temporary construction services. Because Post Falls experiences freezing temperatures, inspect your property's grading to ensure water flows away from the foundation. Insulate new plumbing and exterior hose bibs before winter. Finally, store all approved permits and final inspection records safely for future reference.

Helpful?

When planning home building, check your local zoning designation to determine allowable lot coverage and setbacks. Obtain a soil report, as the Rathdrum Prairie features variable soils that dictate your foundation type. You should also verify if your parcel sits in a flood zone or requires an on-site septic system. Finally, factor in the regional ID snow load and wildfire interface guidelines when selecting roofing materials.

Helpful?

Before requesting home building services, gather your property's legal description, parcel number, and current deed. Document the exact locations of existing utility hookups and secure a recent boundary survey. Note your target timeline, keeping the favorable Post Falls summer construction season in mind. Finally, collect any existing soil reports, flood zone determinations, and neighborhood architectural guidelines to ensure a smooth planning phase with your contractor.
