"Bill from Tropicana was amazing. His company offers what every home owner desires in the contractor they hire. Knowledgeable and experienced, prompt and courteous, Bill was meticulous in every aspect of my project. From planning, installation and clean up, every detail was handled with care. I always felt comfortable leaving him alone in my house. He was even good with my dogs! Last but not least he made my project affordable. I received a BEAUTIFUL tiled shower for "pennies" more than one of those prefabricated inserts. I am lucky to have hired him, and would give a verbal recommendation to anyone considering his services."

"I had an unfinished kitchen for just over a year. I have had the worst luck w contractors. Before Ian, I started a remodel. The contractor demolished the kitchen, started some work, and the company dissolved. I lost a lot of money. I hired a second contractor to come clean up the work and began noticing little things that they were doing to cut corners and cover up things after the storm to speed up the project — which was already 9 months running. When I confronted the gc he blamed the contractor before him and eventually pulled out of the project, gave me the remainder of my money back but left everything unfinished and/or incorrectly finished. I honestly just wanted to sell my house “as-is” and be done with it because of the effort, time and money required to redo the kitchen correctly and what I already had invested. I met Dustin Gardner through a mutual friend and found out in conversation what he did. I naturally told my nightmare contractor story and revealed to him I had an unfinished kitchen for over a year due to the inadequacies of a few “reputable” contractors who came highly recommended. Schooner Bay stepped up. The next day!!! I had not one but two project managers at my house, discussing the best approach to handle the project. They came up with a plan and 3 WEEKS later I had my kitchen. I have never been around such friendly and professional people. They kept me updated, answered questions, and clearly felt my frustrations. 10/10 would recommend!!"

"Allen and the Strange and Strange team were extremely attentive, detail oriented and kept us updated almost daily on the status of the project, including permitting (which sometimes takes time for the city to process, especially now-a-days). Once the permits were done, they were in and out and added very nice, easy to use accordion shutters to two large sliders/windows."

Subcontractors questions, answered by experts

When you think about Arts and Crafts-style homes, you probably think of a Craftsman house or a bungalow-style Craftsman. Craftsman is one of the major styles developed during the Arts and Crafts movement, but it checks most boxes. Craftsman houses have low-pitched roofs, exposed rafters, open floor plans, and stunning wood finish.

Services include creating technical drawings, floor plans, and 3D renderings for construction or renovation projects.

The cost to draw house plans typically ranges from $800 to $2,700, with standard blueprints averaging around $1,800. For a custom home, the cost is higher, with blueprints often falling between $5,000 and $20,000, and potentially more for very complex designs. Several factors influence the total price, including the project's size, the number of rooms, the type of drawings required, and the architect's experience level. You may also need to pay a structural engineer to ensure building safety, particularly for custom homes.

A split-level home is one that has several staggered floors connected by short staircases, while a split floor plan separates the primary bedroom from the rest of the bedrooms. Split floor plans are most often found in single-story homes, while split-level homes are always at least two stories.

You can draw your own house plans using three-dimensional modeling software, but in most cases, you’ll need an architect to draw up the final plans. Architects understand local building regulations and requirements, so their plans will be necessary for getting permits approved, and they’ll also ensure your home is structurally sound. DIY house plans can be a good place to start to help visualize your project, but you should always defer to a professional before trying to proceed with the project.
