Since the thawing coils may ruin all equipment, a Williams sales associate was scheduled to come the same afternoon to review options for replacing all units. The sales associate arrived and made many of the same comments as the technician about holes in coils, water ruining circuit boards and likely needing to replace everything. Again, the sales associate talked up the $169 labor and maintenance warranty. After listening to the sales associate and receiving a quote to replace the existing unit with a comparable unit, I asked about Williams ability to work with our home warranty company. The sales associate said Williams does not work with home warranty companies and made blanket statements about the quality of work (likely to be poor) we would be able to expect from the technicians the warranty company dispatched. Two days later a very professional technician from an established Indianapolis-based heating, AC and plumbing company (contracted through the home warranty company) visited to review the situation. As the coils were thawed, the technician began his inspection finding nothing wrong with them, the blower (something Williams never checked) or the furnace circuit board. Outside, the technician found the freon to be low as a result of two valves being loose. Williams never checked these valves either or indicated that the issue could be as straightforward as tightening parts versus replacing entire systems. A full repair was made by home warranty approved company and the system is working fine. Savings between the cost of repair versus replacement was over $5700. As Williams appeared incomplete in their inspection AND overeager to sell a new system versus fix the manageable issue, I can't trust their judgement moving forward. I will never call Williams again for heating, cooling or plumbing needs. "I absolutely do not recommend this company. I honestly have no idea where they got all these stars from. It’s been three weeks now that I’ve been waiting for a water heater replacement, and having no hot water for three weeks is a disaster. I follow up every single day, and every day they give me a different excuse: “We’ve coordinated with the technician,” or “They will contact you soon,” — but not even one call came through. Today, they finally called and scheduled a time, but no one showed up. This company is completely irresponsible. Also, just to replace the water heater, they charged me $100 upfront for the service call, then told me I would need to pay an additional $730 out of pocket because they only cover the cost of the water heater itself — all necessary parts and installation are my responsibility. I reluctantly agreed just to get hot water restored as soon as possible, but still, after three weeks, I have no hot water. Honestly, where did you get these stars from? This is an irresponsible company."

"The initial appointment went well; however, the contractor ended up being dishonest and extremely aggressive and rude. AHS is a home warranty program that charges an initial service fee for a contractor to come to the house to fix common maintenance problems. The issue was a leaky pipe underneath the bathroom sink probably due to a rusted ring. The contractor assessed the problem and reported to AHS that the ring needed to be replaced and that the stopper mechanism was loose and needed to be replaced. They also reported to AHS that a piece was missing from the stopper mechanism (which wasn't missing at all). Due to the missing piece, AHS said they would only cover the leaky drain. The contractor called a week after the initial appointment to reschedule the maintenance. As with most, I had to take off the entire afternoon from work for this appointment because they could not give me an exact time that they would arrive. I contacted the contractor at around 5:30 and he said that the only way that they would come was if I paid them an additional $250.00 to replace the stopper mechanism while they were fixing the leaky pipe. I told them that i preferred not to have the stopper mechanism fixed because a) it wasn't broken and b) it had nothing to do with the leaky pipe. It really goes south from here. The contractor started yelling at me over the phone using foul expletives to explain how he felt about my opinion about the stopper mechanism and further stated that if i wanted any service at all, I'd have to pay him $250.00 additional. I was a bit shocked (even though I'm used to rough contractors in Washington, DC and hung up the phone). This is the worst experience I've ever had with a contractor. First they try to hold my sink ransom for extra money then they tried to aggressively try to get extra money through some sort of fear tactic. I would not consider using this contractor again. My only advice is beware and look somewhere else."

FAQs for home warranty projects in Washington DC, DC
Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs.
Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
