GREAT!  They provided an excellent paint job on the entire house. They cleaned up after each day and when the job was finished. Also, they had us do a walk-a-round when job was complete for us to point out anything that wasn't satisfactory.. Needless to say, the house was perfect. Excellent job!

"1. I had read reviews of this company online and called to schedule someone to come and give me an estimate of the job.  Joey, the Vice President of the company, came for this first visit.  We went over in detail exactly what I wanted done while he took notes.  I showed him a paint color my husband and I had thought would look good on the house.  He gently countered with a suggestion for two other darker colors, which I thought were too dark.  He said they would put several colors on the house so we could see what we liked and what we didn't like before they bought paint.  Joey assured me that painting would not begin until I was sure what colors I wanted.  He said I would get an estimate via email and 2 days later I got that estimate.  I called the office and scheduled for a tentative start date.  The scheduling of the job was the only slightly confusing part of the project for me.  But I will say that the women in the office are superb and helped me out in this regard.   Their customer service skills are way above par in my experience.
2.  The first day of the project the house and fence were power-washed, all cracks filled and sealed (they even replaced missing concrete in the chimney), re-stuccoed the bottom 5 inches around the entire house which had been damaged by water, re-succoed trim around the 2 rear french doors.
3.  The morning they were to begin painting, sample colors were painted on sections of stucco and trim of the house so I could see what I liked and didn't like.  One of the colors Joey suggested for the stucco was beautiful.  I would have never selected that color from the color chart but it looked amazing on the house.   I did not like the darker color for trim around the windows but agreed it would be a good color for the facia and gutters.  One of the painters suggested that the trim around the windows and doors could be a darker version of the stucco color which is what we ended up doing.  Looks great to us.
4.  The workers always arrived ahead of scheduled and quietly congregated in the street until it was 7:00 a.m.  They worked quickly and quietly for the entire 4 days.  They were professional, skilled and friendly.  They consulted with me on details of what color I wanted various things painted.  At the end of every day (3:00-3:30 p.m.) they would clean up all around the house before they left and notify me when they were leaving.  A supervisor came each morning and at the end of each day to review with the workers and me the status of the job and if I had any issues or questions.
5.  The job was finished at 2:30 p.m. on day 4.  The workers walked me around the job and asked if everything was o.k.  They left me a can of paint for each color and clearly noted what that paint color was used for, i.g. trim, facia, stucco, iron gates, garage.
6.  James came on the final day to inspect the job and ask if I was o.k. with everything.  He said I could call Kevin at the office to finalize payment.
I was more than impressed with this company and all of their employees.  It was truly a stress-free experience.  Being an older person raised in the midwest in a family of professional contractors this was like going home and experiencing true, old-fashioned customer service.  My husband and I are thrilled with the results and feel King of the Painters took our house to HGTV style curb appeal.  Thank you for your wonderful work.

"Justin picked up the phone when i called and asked if he could call me right back ( which he did within 2-3 minutes). I explained that I was looking for replacement windows. I was also looking for stucco and paint on the outside of our home. We set a date, he was there promptly. He walked around our home, showed us the window choices ( he even had actual samples for us to try) He explained that his company offered an exterior coating that b will eliminate ever having to paint again. It was some type of coating and sealant ( in my mind kind of what you put on your children teeth when they are young- only it never comes off). He came prepared with forms that had check boxes and he  explained  what each meant. Additionally he wrote out on the contract what was agreed upon. Such as replace any and all bad wood, extra gallons of primer as needed. Little things that I did not even think of but he brought up. He seemed like a straight shooter and after checking Angies list and the BBB I felt comfortable. The window guys showed on on the day they were schedule, And did the complete demolition and installation of the window in ONE day. WOW what a difference. Cody and his crew were in and out, friendly yet professional. Then came team ( when I say team it was actually 2 men) who would do all of the sanding, scraping, replacing the wood, repairing the stucco, do the exterior coating and painting. Let me tell you I do not know what. Chol and Benny make an hour but whatever it is they deserve a raise. They showed up at our house early in the morning and didn't leave till dinner time. It was hotter than h*** out, but they just kept working. They cleaned up each evening before leaving. In my opinion they did an OUTSTANDING JOB. We would recommend Approved Contractors and actually already have. Nick and Diane Ancheta

"Bryan Lugo Painting - Bryan responded immediately and communicated effectively regarding a quote and timeline for our project. Bryan and his crew were efficient, respectful, worked quietly and were meticulous in their attention to detail - from start to finish. They power washed, prepped and patched, primed areas of new stucco and painted out 1700 sq foot home over 3 days - exceeding our expectations. The finished product is exceptional. Bryan and his crew were a pleasure to work with; the project was fairly quoted and we couldn’t be happier. Would utilize Lugo Painting for any other projects - not only for ourselves, but for anyone."

Deck Staining questions, answered by experts

Yes, you can and should paint or stain pressure-treated wood to help prevent the boards from cracking. However, you must wait for the wood to dry out completely before applying any finish. Freshly treated wood can take weeks or even months to dry; a common recommendation is to wait three to six months. To check if the wood is ready, perform a simple water test: drip some water onto the surface. If the water beads up, the wood is still too wet and needs more time to dry. If the wood absorbs the water, it is dry enough to be painted or stained. You can proceed with building your deck or fence while the wood is still wet, but you will need to wait to apply the paint or stain.

Yes, you can waterproof any wood that has not already been treated. A good way to test this is to splash some water on it. If the water starts to bead up, the wood is treated and most likely doesn’t need another coating.

Staining a deck is typically less expensive upfront than painting. The cost to stain a deck professionally averages around $850, with most homeowners paying between $550 and $1,250, depending on the deck's size. A DIY staining project can cost less than $100. The cost to paint a deck ranges from $500 to $2,000. While the initial cost of staining is lower, it's important to consider long-term expenses. Paint can last up to 10 years, whereas stain needs to be reapplied every few years, which could lead to higher costs over time.

Choosing whether your deck should be lighter or darker than your house is a matter of personal preference, as there is no right or wrong answer. However, considering the pros and cons of each can help guide your decision. Darker colors are often chosen because they show less dirt, footprints, and marks from daily wear, making them easier to keep clean. On the other hand, lighter deck colors tend to stay cooler in the summer. From a design perspective, using a deck color that contrasts with your home's exterior can help make the deck a more defined and distinct feature. Consulting color theory can also make the process of choosing a complementary house and deck color combination easier.

The best way to protect a deck is to prevent damage from UV light, water, mold, mildew, insects, and abrasive cleaning methods. Sweep regularly to prevent debris that hides bugs and traps moisture that can result in mold or mildew growth. Use a deck cleaner once a year to remove algae, mold, and mildew. Avoid using pressure washers on high, as they can damage the wood. Applying a deck sealant can protect the wood from UV and water damage, and adding shade can also reduce sunlight damage.
