"Gary Tracht and his crew, Candido Marin and Abelardo Portillo, spent much of the last 16 months on a massive renovation of my two-unit home on Vesta Street in San Francisco. We initially hoped the task was limited to a termite problem in a front bedroom on the second of three stories on our home so got a simple, over-the-counter permit for repairs. But the termites had gone through the siding down into the front and south sides of the house and into two bedrooms on the ground level. Worse, Covid restrictions came into place and the City tried to shut down our renovations as "non-essential." All this with a mean rain season the first year and leaks to contain. Gary, Candido, and Abelardo had to carve off the whole front off the home and the whole south side to repair the damage, and they found a weak foundation on the front half of this historic two-unit building, which had to be re-poured and placed. Gary enlisted Kevin O'Connor, Inc to do engineering plans and pull additional permits as the City evolved into a new nightmare, on-line permitting process, which Kevin learned and navigated like the pro engineer he is. The building was carved out down to the dirt, a foundation poured, and four bedrooms re-framed, hardwood floors lovingly installed, custom stucco on the front and Hardiplank siding on the south wall, stair replacement, etc. They are very good with drywall and base molding replacements. The finish on those walls is smooth and perfect. Your eyes are happy to travel over the new paint, onto the base moldings and around closets and windows trims. A renovation at this scale is complex, and included electrical permit/inspection etc. Colm at Graham Plastering was the contractor (whom my family has used three times) placing tinted stucco on the face of the building that resembles marble! We got final on time for the whole job this month. Also, this job was cost effective and so was Kevin O'Conner, Inc (whom I have put onto additional, well performed work as I am an insurance adjuster)."

Structural Engineering questions, answered by experts

Placerville homeowners should inspect foundations and drainage each spring after rains, check for wildfire resilience and soil movement in summer, and review seismic safety and seal cracks in fall. After winter storms, look for moisture or shifting in hillside areas. Walk your property monthly, noting any changes, and schedule a professional inspection every few years. Keeping detailed records and photos helps track issues unique to Placerville’s climate and terrain.

Helpful?

In Placerville, the longevity of structural engineering work depends on addressing local soil movement, seismic risks, and wildfire exposure. Using materials suited for hillside stability, ensuring effective drainage, and following local building codes are crucial. Success also hinges on hiring professionals familiar with Placerville’s unique geology and climate, as well as obtaining all necessary permits and passing inspections to ensure compliance and long-term durability.

Helpful?

In Placerville, structural engineering projects often focus on seismic retrofitting for earthquake safety, hillside foundation stabilization due to the region’s sloped terrain, and open floor plan conversions that respect historic home layouts. Homeowners are also prioritizing fire-resistant construction, such as using engineered lumber and steel frames, and adding accessory dwelling units (ADUs) to maximize property value and adapt to wildfire resilience needs.

Helpful?

In Placerville, small cracks that widen after heavy rain or earthquakes, uneven floors in historic homes, or moisture stains on structural wood can signal bigger problems ahead. Watch for shifting retaining walls or new gaps around windows and doors, especially in wildfire-prone or hillside areas. Addressing these early—before soil movement or water intrusion worsens—can help you avoid extensive structural repairs later.

Helpful?

In Placerville, signs that call for structural engineering include foundation cracks wider than 1/4 inch, horizontal or stair-step cracks, and noticeable settling—especially on sloped lots. Issues like sticking doors, new cracks above windows, or sagging beams are also red flags. Minor drywall cracks or chipped paint are usually cosmetic. If you’re unsure, a local structural engineer can assess your home’s specific risks and needs.
