We had been waiting for another HVAC man to return but he never came. (He had been assigned to us by our home warranty company, came 2 days after our call to him and diagnosed the problem but said he was too busy to fix it the but would be back in a few days!). I called him at leadt 2 times but he did not return my calls. I went to Angie's list and found Blue Ridge Heating and Air Conditioning. Despite it being a very hot holiday weekend, Billy returned our call and made an appt for later that day. When he arrived, he assessed and diagnosed the problem. (Not the same diagnosis as the first man). There was a leak in the coolant line which he tracked and fixed and replaced the coolant. I cannot say enough about how professional, pleasant and hard working he is. I will use him from now on. I fired the home warranty company, by the way.

I called to put in a work order with the warranty company when I noticed
water leaking out around the bottom of our water heater. I received a phone call from Comstock Plumbing two days later.
My hot water heater was replaced unnecessarily with a lower quality unit. When the technician first arrived he told me he could not exactly pinpoint the cause of the water around the tank but would replace the tank anyways because it was covered. I was initially pleased by this of course. He also told me it would be replaced with exactly the same thing. It was not. While it was the same size it was a lower quality brand and I would not have allowed the replacement if I had known this would be the case prior to installation. When I contacted the home warranty company they told me this was normal practice however it was not what I was told by Comstock Plumbing.
After returning to my home for the 3rd time (they did not have an 80 gal water heater in stock and had to return a second time to install it) I was told that it was not a bad water heater causing a leak but instead I needed a thermal expansion tank and a pressure reducing valve. I was quoted $391 for this repair which of course, is not covered under my home warranty. This of course is in addition to the $60 I paid for the original service call and the $20 disposal fee I had to pay (by the way,the technician told me he was going to charge my warranty company $80 for disposal if my policy covered it).
I feel that I was given the runaround on this repair and that the company took advantage of the fact that we are first time homeowners and didn't know any better. I will never use this contractor again even if I experience another problem that is covered under my home warranty. I would rather pay out of pocket and know I'm not being scammed than have anyone from this company in my home again.

We have had a number of coversations and just short of litigation in getting them to honor their warranty. They tried to provide us with a replacement sofa and the sofa was delivered damaged. Then they insisted on us paying for the transportation but we refused to pay. They tried to retain the funds as they asked for them upfront and they did everything they could to not give us back the funds. Short of us calling the police in. Don't waste your time. Impossible to get in touch with. Doesn't answer the phone, email, texts. Our home warranty company can't get a hold of them either.
This Angi referral has used caulk to install my roof. They have used nails instead of screws with the clips so the manufacturers warranty will not happen. They have incorrectly sealed things and now there is water getting in my walls. They have spliced fascia boards. They have left trash in...
We purchased a home warranty and had an issue with our HVAC duct work in our garage. Our Home Warranty sent this company out for a $75.00 service charge. The tech showed up and looked at the pipe for all of two seconds then asked for his check and began to leave. We had to stop him for more...

"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs. Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
