They worked from the insurance adjuster's estimate and agreed that they could do the work within the insurance company constraints. There was a short delay in getting started due to Meadowland's current workload (there are usually good reasons why some companies are busy and some are not), but they started the job ahead of the agreed schedule and completed it in a reasonable amount of time. I wrote him the check for his fees which he wanted up front. He then started the inspection. He did allow me to tag along and he pointed out many areas of concern such as notGFCI outlets in the kitchen and bathrooms to name just one. He took a few photos along the way and told us that everything would be in his report. That was on a Tuesday. The clock was ticking as to the inspection period of our contract...By Friday I still had not received the report and the clock was nearly at the end. I e-mailed Mr. Forney and he e-mailed me the report later that evening. After a quick review of the report I found several obvious errors, such as his stating in the report that the GFCI's in the bathrooms and kitchen were in working order. (Remember, there were none, he had pointed that out to me.) I e-mailed him, reminding him of the clock that was ticking and asked that he make that and other corrections to the home inspection report. I finally received the corrected report late on Sunday evening. I sat down with my realtor (who recommended him) on Monday to review the report page by page. I was appalled to see his reference in the report to the circuit breaker box in the basement in good working order. This house is a mobile home with NO basement. The breaker box is in a bedroom. There were several other important omissions and errors in this draft of his report, meaning that it had to be sent back to him once again for further corrections. The final report did not arrive until late on Wednesday evening, a week and a day after the inspection and just 24 hours before my time for inspections was over. This meant the need to go to the sellers and ask for extensions so that further reports could be completed. As for the pest report, that was a part of my contract with Mr. Forney but to be performed by another person, that didn't arrive until late Wednesday either. Mr. Forney's report had exactly two photos in it, and only one of those was of a problem area. About a half of each page of the report is filled with a disclaimer explaining the limits of his inspection. The lack of attention to detail and the fact that I felt as if he had sent someone else's report with my husband's name typed at the top was, to me, unprofessional on his part. The details that he had wrong were important details and unexcusable in my opinion. Now, several weeks later, my husband and I are realizing that he didn't even check the plumbing in the bathrooms and kitchen to see if they were leaking. The number of items that we are certain he didn't check are making us think that perhaps we need to pay another professional to actually do a complete home inspection before this purchase moves forward. Had Mr. Forney had a checklist and/or written anything down, maybe he and his report would have been more orgainzed and factually correct."},"url":"https://www.angi.com/companylist/us/pa/gettysburg/george-m-forney-home-inspections-reviews-7367065.htm"},"position":10}]}

We have an old historic home with a lot of ticks and fleas. They came out on a Sunday with just a few hours notice, worked extremely hard and charged a very fair amount.

He came to our house to provide an estimate; he was shown the shower fixture we wanted replaced, but we had not bought any new hardware yet. He began telling us how we need to be sure we buy the correct fixtures, as those items purchased from self-help stores, like Lowe's and Home Depot were...

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

FAQs for home warranty projects in Fairplay, MD
Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs.
Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
