"I have had several companies over the years do management for me but honestly I have to say that CB Property Management are hands down the BEST I have ever dealt with. They currently manage about 40 of my properties. I am what some might say a little "high maintenance" when it comes to my investments but they have demonstrated excellent credibility in choosing the right tenants time and time again. This makes me happy. This has always been my my pet peeve but I never have to worry about getting my rent on time with them managing the properties. They do background checks, credit checks and reference checks which makes me feel good that they are doing their due diligence. I never (or rarely) have a tenant who doesn't pay on time. I think it is very cool that not only do they do inspections on my properties but that they send me photos as well. I love the fact that they are in my properties because I feel it keeps my investment in good repair by keeping the tenants accountable. The best thing is they handle any maintenance calls so I am not bothered with contacting service providers or getting calls all hours of the day and night. They are very communicative and they send me owner reports on each of my properties that are fantastic. Honestly I have become very spoiled with the service and peace of mind CBPM has provided me. I definitely feel my assets and income are professionally managed which makes me feel comfortable to continue buying homes for them to manage. In short I highly recommend them. Blackwell Property Management is a full-service property management company that oversees and controls all aspects of the rental and oversight of homes and commercial spaces. Blackwell runs the whole process, from advertising and showing, to running background on applicants, collecting rents and overseeing the day-to-day maintenance of assets. The object of their job is as it should be: the owner should simply get a check at the end of the month- never a headache.

"Our experience with Blackwell has been subpar at best. In the 2 years we have been leasing from them (the same property) we have had to deal with the following: - Interior of house was filthy/not cleaned upon move-in (including items left behind by owner) - Exterior of house had trash lumber, plastic, insulation strewn about the yard - Air Conditioning unit broken upon move-in. HVAC system installed. - Washer/Dryer hookup needed to be added (as per advertised listing, was supposed to be included) - Master bathroom leak that ruined portion of living room floor - resulting in replacement - Fighting to have driveway re-rocked due to hazardous conditions during snow/rain (despite having 4WD vehicles) - Front & Back door frames rotting & being replaced - Roof needed to be replaced - Still waiting (since move-in) for an outside water source to be added as the property is in a heavily wooded area and we need to pressure wash the house/deck/stairs/dock for safety I'm not sure if this is a company-wide issue but every single one of these instances, weeks were wasted with having Blackwell go back and forth with the owner who penny-pinches every single thing. Meanwhile, that left us living in an overpriced dump. Despite all these issues, the owner has refused to lower our rent or pay us for any inconvenience (i.e. having to take off work for maintenance appointments). I realize this is out of Blackwell's hands but they should have never allowed tenants to rent this property. Now - the straw that broke the camel's back. Our main breaker to the house has fried and needs to be replaced. This started to cause issues 1/23 with the first electrician coming out on 1/26. On 1/29 the power would not stay on and the electrician said we are lucky that the whole breaker had not caught on fire. We have two dogs, who have needed to be boarded and we are staying at friends' houses out of state. It's now 2/2 with no date as to when this will be fixed "due to the storm". Once again we have been left out in the cold (literally) due to Blackwell's inability to properly inspect the livability of this property before renting it out."

However., DO NOT GO WITH NVR MORTGAGE! We were supposed to close June 7, and Martha from NVR knew we wanted an early June close, I was retiring July 1st, and our mortgage was based on my pension MONTHS AGO. Now, a few weeks before closing after we scheduled a TON of services including movers, truck, friends taking off to help, babysitters for kids, and have a buffer of 3 weeks before we have to move out of a rental end of June; Martha tells me they require a certain letter from the pension that I will not receive until mid-july. Because of this they initially said we couldn't close until July. Then it is June 20th. If she provided us with this information months ago, we could have planned differently. Now we are scrambling to figure out what to do. So, I repeat, DO NO GO WITH NVR MORTGAGE. I'm not the only one either. I just spoke to our new neighbors who broke off with NVR and Martha after 6 months before closing because of similar issues. DO NOT GO WITH NVR MORTGAGE!!!! it should be NO STARS FOR NVR MORTGAGE."
