"Good work in general; our basement no longer sees water for over 3 years now, which is the most important thing. But there were some real issues: The biggest issue is that USW did not adhere to local electrical codes, and did not arrange for a final inspection of the project. So we didn't find out that it wasn't to code until years later, and now it's a big hassle and minor cost to fix and get the permits. Ask your local gov yourself what you need to do for permits and inspections; don't rely on USW! USW said they would seal any foundation cracks found along the way; they didn't do this until I bugged the warranty dept about it (but they did do it eventually). USW sent someone out for the "annual checkup"... over 2 years after the install. It's a good thing they (eventually) did, because they discovered the backup battery wasn't charging. Now I know to check this stuff better myself. Prices also vary wildly and are kind of negotiable (I'd give more detail but I'm out of space)"

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. A structural engineer can assess your foundation and what needs to be done to get it ready. “To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Concrete pools are very durable but can crack if not properly maintained. The most significant risk is winter weather and low temperatures when water can seep into crevices and freeze. Meanwhile, small cracks may only cost between $0.10 and $0.15 per linear foot and can be DIYed with synthetic crack filler.

Foundation repair costs $250 for a minor crack that doesn’t affect the structure’s integrity, although it can cost as much as $800 if it’s a major crack.
