Customers say: True professional

"We could not be more delighted with our new concrete driveway. Professional Concrete, Inc. truly lives up to its name. The owner, Hector, came to our house at the end of June and gave us a very reasonable quote for the job. We did our due diligence by reading many positive reviews of their work and decided to hire them. The work was originally scheduled for the second week in September, but due to a cancellation they were able to fit us in a few weeks early. They tore down and removed the tired old asphalt, then framed, graded & compacted with gravel and finally installed wire mesh on the first day of the job. The following work day was all about pouring and smoothing the new concrete. Hector and his crew arrived on time, and worked efficiently and diligently at a price that we felt was both honest and fair. The finished job is impressive and beautiful. So much so that two of our neighbors asked Hector to give them quotes before he left! We cannot recommend Professional Concrete, Inc. highly enough."

"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.

"A building inspection I had done on my lovely lannonstone home (built in 1939) suggested there might be structural or drain tile problems in the basement. Jeff scheduled a wuick appointment and honestly told me that the leakage could be solved by mudjacking portions of the driveway adjacent to the area of leakage, a much less experienced and messy solution. I very much appreciated his honesty and fair dealing. He also walked the entire perimeter of the house to evaluate the landscape grading and emailed me a written report of his visit the next day."

"Andiry came out a couple of times.  I finally decided to do concrete (I had been debating on whether to replace with landscaping blocks).  its about 40 feet long, 3 feet wide, needed to be pitched correctly, and the old walkway had to come out.  Andiry came out on a Saturday (on time) to write the contract, and started work 2 days later.  It was done 5 days later.  It looks great, and the work site was cleaned up.  there is a bit of a language barrier, but it's easy to work through.

"The initial sales presence was good, we signed the contract in April and asked for service to start on Oct 4. They started late but failed to notify us of the change. We had to call to get a new start date. They demolished the old garage and cleaned up the debris in one day. The next day they put in the foundation for the concrete and laid rebar. There was no work or communication for one week, we had to call to see when the concrete was going to be delivered the sales person did not know (his guess was off by two days.) Once the concrete was poured there was no work for two weeks (due to the concrete curing) but no communication as to the expected time line, reason or when to expect workers at the house. We were not notified as to when the carpenters would start work. One day, the lumber was delivered the next day they started working but we were never informed by the sales person. The carpenters got the lumber and built the garage frame in two days, sheathed it and put the roof on, there was a one day delay on the siding but they came back on the weekend to wrap up. The sales person did not communicate with the carpenters that there was an exhaust fan and window to be put in upstairs. The sales person also did not note the sub-floor even though it was in the contract. Fortunately the carpernters were exceptionally good and professional, they worked with us to make the changes and got everything there while the sales person was "deer hunting" and couldn't be reached. The electrician was a subcontractor from Spring City Electric. He did a great job and took in to account some requests from the carpenter regarding placement of conduit so the attic sub-floor could be installed. The roofer noticed that we had picked a color that did not match our house shingles and called us (we had left our number in the garage) and made the change. This was great service and much appreciated. The overall construction and the crews that were at the house were A quality. Our biggest complaint was that the sales person (our main contact) did not communicate with us or his crews. Both the crews and us were frustrated with the lack of communication."

"ALTHOUGH THIS TYPE OF WORK IS VERY MESSY (DIGGING UP BASEMENT, CARRYING OUT MUD AND CONCRETE, POURING CEMENT,ETC), THE WORKERS COMPLETED THE JOB WITH LITTLE DISRUPTION TO THE SURROUNDINGS AND THE REST OF THE HOUSE. BRAD SAID THE WORK WOULD TAKE 2 DAYS AND IT DID, ALTHOUGH THE WORKERS CAME AT 9 OR 10 AM INSTEAD OF 8 OR 8:30 AS PLANNED. OVERALL THE JOB WAS DONE VERY WELL, THE WORKERS WERE POLITE AND WORKED EFFICIENTLY."

"It started off fine. I started seeing cracks in the driveway. I saw the first one on February 13th, that one lead to the garage. Then I started seeing more cracks and this is on the area of the new concrete that was replaced. This is an area I do not drive on. This is the area of the driveway closest to my home. I called them three times. The first time there was no answer. The second time I got a response and called the private number from the receptionist. The third time I spoke to the owner who in turn said I needed to have the driveway sealed for a cost of $800.00, additional to what I had already spent. It was a verbal estimate over the phone. He then sent the bid out that stated the $800.00 on paper. I called them back one more time and have not received a response. I have called them due to the number of cracks increasing on my driveway."

"It was a very good experience. The guys did good work and helped me with a lot of things not pertaining to the roof. Bruce even put my other hose on my sump pump. They even stopped on their way by when they saw me cutting down a tree branch and asked if I needed help. They even allowed me to use their dumpster for items I wanted to discard. I had the thing pretty packed when it was picked up. I would highly recommend this firm. I really liked the idea that they were able to handle all my needs and quote me a total package price. A lot of roofers don't do tuckpointing."

FAQs for concrete mudjacking projects in Sturtevant, WI

Mudjacking can be an expensive foundation repair process, but in many cases, it’s well worth the investment. This is especially true if you’re lifting a portion of sunken foundation slab back into place. In that case, mudjacking can help avoid major structural damage and even home collapse by restoring the integrity of your structure with minimally invasive procedures. Mudjacking a concrete patio, walkway, or sidewalk can be worthwhile because it removes tripping hazards and makes your outdoor area more aesthetically appealing.

Concrete repair costs range anywhere from about $0.10 to $0.15 per linear foot to fill minor cracks, to about $6 to $14 per square foot to replace damaged concrete slabs. Repair costs vary widely depending on the size and type of work needed. For example, replacing 100 square feet of driveway will cost between $600 to $1,400, on average.

The average cost of mudjacking is around $5 per square foot of concrete, with most concrete leveling jobs totaling between $3 and $8 per square foot. The typical cost to fix a sinking portion of concrete slab with mudjacking is around $1,100. The price you’ll pay depends on the size of the concrete slab you need to be leveled, the accessibility of the slab, and the type of material your contractor uses beneath the concrete to lift it back into place.

In most cases, no, mudjacking is not possible as a DIY job. Not only do you need specialized equipment to cut into your slab and pump the cementitious material underneath it, but it’s also a challenging process, and the consequences of making mistakes include additional structural damage to your home. It’s possible to rent mudjacking equipment to attempt a DIY repair, but the risk of added property damage usually isn’t worth the money you’ll save on labor, especially if the concrete you’re lifting is a part of your home’s foundation.

Concrete contractors typically charge anywhere from $6 to $14 per square foot. Cost factors include job size, site prep, base material, accessibility, your location, concrete finish, and concrete thickness. Removal of existing concrete, asphalt, deck, pavers, and grass will cost anywhere from $1 to $6 per square foot. Homeowners can often save money by removing and disposing of existing pavers, decks, and grass. Breaking up and hauling away concrete and asphalt is difficult and time-consuming without the proper equipment and may be worth having the pros do that work.
