I am Emily Russell, the owner and principal of Russell Design Source. I hold a bachelor’s degree in Landscape Architecture from the University of Washington and am a member of the American Society of Landscape Architects and licensed in Washington State. My expertise covers all aspects of Landscape Architecture from residential and campus design, urban planning to parks, public art, commercial spaces, and planned communities. I am a Puget Sound native and have enjoyed working in the State of Washington for over 10 years. I reside in Bremerton, WA with my husband, daughter, and Corgi dog, Rosie. After working with several prominent firms in the Puget Sound area, and starting and running a firm for another local company, I decided to utilize that experience and venture out on my own to establish Russell Design Source in 2010. I take great pride in offering a sustainable, affordable, and personal approach to landscape architecture, no matter the size of the project. Always with an emphasis on site specific design, I allow the place and the user to drive the design, never pushing my own agenda. I pride myself on making the most of existing conditions and love the challenge of a difficult site. Problem solving is my specialty.

We cover the following counties: Skagit, Snohomish, King, Pierce, Thurston, Kitsap, Lewis, Clark, Kittitas and Lewis

"Tom didn't prepare map according to City's requirement. It took me months longer and thousands of additional review fee to correct the mistakes and missing items in his work. It was very difficult to get hold of him. Rarely keep his promise for delivery time."

We are a local, family owned company with 5-9 employees. All our work is provided in-house. A typical contract requires a 50% fee deposit with the balance due upon 95% completion of work. Most jobs are fixed fee which are agreed to, prior to job start, and which assure no surprise billings. Costs vary greatly depending on scope or services, size of property, type of terrain, and local control aspects. Hourly billings may be appropriate for small, quick projects ($500-$3000), depending on customer needs and are situational. We understand the concerns of homeowners and their issues and strive to provide the best customer service in our industry.

"I bought a parcel of land adjacent to one I already owned. CSI had surveyed the original parcel in 1996 so I had them survey my new parcel. I had a problem with a property line brushing one of my homes and CSI prepared a boundary line adjustment to correct this problem. The established all of the points on my property I needed in a businesslike and prompt manner."

Land Surveying questions, answered by experts

Surveys completed by licensed surveyors can be recorded with a local surveying records office, and in most cases, they will be. Filing survey reports categorize them as legal documents, and they can be used whenever legal documentation of your property’s boundaries is needed. While you’re not required to file survey documents, it’s a good idea to do so.

When considering the price of drilling a well, factor in how much you’ll save in water costs per year. The average family of four uses 100 gallons of water per person per day in the U.S. With a private water well, you can save hundreds each year.

Wells are also environmentally friendly. You don’t need to worry about drinking water treated with chemicals. Talk to at least three well pump contractors in your area. They’ll be able to tell you more about your options, give you different quotes, and discuss the biggest concerns.

Land surveying costs about $530 for the average homeowner. However, your total cost could range anywhere from $200 to $1,000 or more. Factors like the size of your property play a significant role in what you pay, but other things like the survey type and the time of year can also impact the final cost.

For example, if you’re looking for a simple boundary survey, you can expect to pay between $100 and $600. However, if you want a more in-depth survey that depicts the elevations of your hills and trees, you can expect to pay between $500 and $1,200 for a topographic survey.

Property lines, building locations, and potential encroachments are mapped.

Professional well contractors may use electromagnetic mapping to look for places with a high likelihood of water. Water access can vary significantly, even on the same property, so it can be difficult to know where to drill if you don’t have specialized tools to look for water.
