"Ryan and team did a fantastic job of helping us with a project to repair a beam that was structurally unsound. We were kept very well informed of all key events and as usual (we’ve worked with Ryan several times) everything went without a hitch. Ryan and team do an outstanding job, and we would not hesitate to work with them again."

"The process working with Char to develop a set of design plans for my master suite addition has been fantastic. She has worked with me step by step, explaining the process at each point and what I can expect. She also listened to what I was looking for, drew up various designs, and then worked with me on modifications. She was a partner in the process the entire time, not only treating me with respect and professionalism, but talking through options and pros and cons with me so I ended up with the design I really wanted. Throughout the entire process I felt like I was in good and trustworthy hands. So much so that I will continue to use Char's assistance as I move forward on next steps with this project."

"Ward Engineering began working with Jared of Cornerstone Home Designs approximately 3 years ago to perform residential design work using Chief Architect design software. I find Jared to be the most capable Chief Architect designer I have ever worked with. Jared is very efficient and thorough at developing the residential Chief Architect models. In addition to being competent, Jared makes himself available to provide personal 1-on-1 training over the internet, which has been a huge blessing to our company and clients."

"I used Triple V as the Project Engineer for a garage conversion to single family residence for my son’s family. Vic not only did the engineering for us, he also did the structural drawings we submitted to the county as part of our permit package. He delivered the plans promptly, and worked collaboratively with us to resolve issues we identified and revise the drawings accordingly. The county building department approved the plans and issued the permit. During the project construction Vic patiently responded to questions from us (we’re DIY’ers, not professional builders) and offered/provided certifications to revisions we jointly agreed to. Overall, Triple V provided what was promised at an outstanding value."

Structural Engineering questions, answered by experts

Completing structural engineering projects in Seattle offers immediate benefits like improved home safety and better protection against earthquakes and heavy storms. In the short term, you may see increased property value and easier insurance approval. Over time, these upgrades help prevent major structural damage, lower maintenance needs, and ensure your home remains compliant with evolving building codes, contributing to a safer, more resilient neighborhood.

Helpful?

Combining structural engineering projects with upgrades like insulation, plumbing, or electrical work in Seattle can minimize disruption and maximize efficiency. For example, if you’re opening walls for seismic retrofitting, it’s a great time to update wiring or add vapor barriers. Coordinating projects during Seattle’s dry season helps avoid weather delays, and bundling improvements can streamline the permit process and reduce the overall construction timeline.

Helpful?

Your Seattle home may need structural engineering if it’s older, especially pre-1970s, or located in areas with soft soils or steep grades. Signs like uneven floors, gaps around windows, or visible foundation cracks often indicate underlying issues. Homes in neighborhoods prone to landslides or with a history of flooding should be professionally evaluated, particularly if you’re planning a remodel or have noticed new settling after heavy rainfall.

Helpful?

In Seattle, structural engineering maintenance should include scheduled foundation inspections, especially for homes in neighborhoods like Queen Anne or Magnolia with steep slopes. Annual checks of seismic retrofitting hardware and regular assessments of crawl spaces for moisture intrusion are vital due to the region’s wet climate. Pay close attention to wood framing in basements and retaining walls, as these areas are especially vulnerable to rot, shifting soils, and water seepage.

Helpful?

Seattle homeowners should factor in the city’s variable soil types, high groundwater, and risk of earthquakes when planning structural engineering work. Properties in neighborhoods with steep slopes or near bodies of water may require specialized drainage solutions. Additionally, historic districts may have unique permitting requirements. Scheduling projects during the summer helps avoid rain-related delays, and working with local experts ensures your plans suit Seattle’s distinct geology.
