I used Triple V as the Project Engineer for a garage conversion to single family residence for my son’s family. Vic not only did the engineering for us, he also did the structural drawings we submitted to the county as part of our permit package. He delivered the plans promptly, and worked collaboratively with us to resolve issues we identified and revise the drawings accordingly. The county building department approved the plans and issued the permit. During the project construction Vic patiently responded to questions from us (we’re DIY’ers, not professional builders) and offered/provided certifications to revisions we jointly agreed to. Overall, Triple V provided what was promised at an outstanding value.

We paid Vic $2,212 to develop structural plans and engineering calculations for a roof to cover an existing deck at our house. The plans and calculations are required as part of the permitting process in our city. Vic required us to pay 50% up front (before coming to our house to further discuss our project and take measurements) and the other 50% before providing us with the plans and calculations (or even allowing us to see them). Once we received the plans, we were able to see that what he designed was not at all what we had discussed with him, and the design is not even physically possible to construct at our house. Instead of designing the roof to attach to the house where we told him we wanted it, he designed the roof to attach to our house right where we have existing windows, so it is not even possible for us to attach it there. Vic designed a support column to go in the ground where there is a huge tree that cannot be removed. He designed rafters to go right through the locations we told him we wanted skylights. He designed the roof to hang a foot lower than we discussed with him. We outlined all the changes we needed Vic to make, but he said we would have to pay for any changes to the plans he provided. I outlined the reasons his design is not physically possible to construct at our house, as well as the reasons his design is not in alignment with what we had discussed with him, and explained that we do not think we should have to pay additional money to get what we already paid him for. Vic replied that he could not make the changes. We scheduled a phone call (based on Vics availability) to further discuss our project, but he did not answer when we called. We tried texting but have not received a response. Before paying him, Vic was extremely responsive and friendly. Now that we have paid him, Vic is unresponsive. We have tried calling him four times and texting him twice, but he will not answer our calls or return our texts. Before paying him, Vic assured us he would be with us throughout the permitting process. It is now been two weeks since I asked Vic to make changes to the plans he gave us, but he is not responding and I do not know what to do. We are now behind schedule and still do not have plans that can be submitted to the city. I would not recommend using Vic for a project, no matter how small. He is not trustworthy.

"Mr. James hired me to provide structural design drawings and calculations for him to construct a roof over an existing wooden deck. In the process, I prepared the plans and did all the corrections that he wants me corrected; and even prepared revisions that are not on the original scope. This should have triggered an additional consulting charges but I did not charge him any. Another problem arises when he asks me to prepare a "site plan." A scope not indicated in the contract as I am only preparing structural design. I told him that site plan is not included in the Proposal, but he was very combatant. He wrote a review in Angi's twisting all the good things that I have done to him. In as much that I wanted to satisfy my clients, I did prepare and submitted the "site plan" but keeps in harassing me despite of all engineering documents required to apply for a building permit were submitted. He keeps harassing me, and he wanted a full refund. He just stopped harassing me when I told him that I would take him to court as I have professional insurance that I can use to finance a lawsuit for doing those harassment. I can forgive him, but I hope karma will not get him. Please let me know if you needed the Proposal for this project to check the veracity."

Vasco Vic Valdez called me after I submitted a request for an engineer to provide a feasibility assessment and design a foundation for a manufactured home. He charged $400 just to visit our site. He was more than an hour late arriving at the site on a Sunday, He did not provide a written assessment or opinion about a foundation design. I also hired an architect for the project to work with Mr. Valdez, but he never returned the architect's phone calls. About a month later Mr. Valdez finial provided a written document, his fees to "coordinate" the project $15,000 and I would be required to issue a blank check to whomever he sub-contracted without a clue of the total cost. He requested I send him $5,000 immediately for his first one third of his fees, so he could start coordinating. Mr. Valdez told me he was working on a bid for the project that would estimate the total cost for nearly a month. The quote he sent after one month was only for his fees. After my experience with Triple V Consultants, I am not convinced Mr. Valdez is a licensed professional engineer. He did not refence a license number and any correspondence as an engineer although I did find a manufactured home installer certification with the state labor and industries division. I strongly recommend avoiding Triple V Consultants. He is not who he claims to be.

"I was hired by Mr. Lavake to perform a visual site visit a property (vacant lot) and take pictures and send it to Mr. Lavake for $400. It is true that I was late but not for an hour; though, I contacted him three hours before the site visit to let him know that I might be running late -- so I was late but not for more than 30 minutes. He was somewhere in Texas at that time. Anyway, soon as I arrived at the site, I took a lot of pictures and sent them to him. Also, he asked me for a video call and that is what I do, have a video call and explained the vacant lot condition while we were doing the video call -- all parts and angles of the vacant lot was covered. The vacant lot is the proposed location of where a manufactured building will be set up, and it is on top of hill 50-75 feet high in a 60 degrees slope. I stayed there for more than 3 hours as he was asking a lot of things. After the site visit, he frequently communicated with me and I worked for him for more than a month, giving him technical advice, and I recommended that he needs to hire several engineers that he may spend an initial amount of at least $15,000 to hire a surveyor, geotechnical engineer, architect, electrical, mechanical, and a structural/civil engineer. This is to develop or prepare profile surveys, sub-surface (earth characteristics survey, architectural plan and structural and civil plan. I am not aware that he is expecting me to prepare and submit a feasibility assessment/study to design a foundation without a geotechnical (sub-surface) study, survey works and other engineering disciplines, including site visit for $400. Feasibility studies cost a lot of money that involves several engineers. When he started calling architects and builders and instructed me to coordinate with them; I told him that I will submit a Proposal to cover those professional services, after all; I have been rendering consultation services for more than a month already for free. He ignored my recommendations, so I left him. I do not intend to work more on this project for free. The next thing I know is he writes comments on Angi's. Lastly, my Proposal was $500 for a site visit and he just paid me $400. Please let me know if you needed to see the Proposal to check the veracity of the facts."

He wanted $500 at first visit when it should have been an estimate. He seemed like a nice old navy vet. after drawing and apprising support for a glulam drawing, he told me he lost the paper work after a month and needed to revisit. He also wanted another $1200! He proceeded to give me the run around without submitting the drawing to the city before the permit expired. He wanted the final balance of $500 before showing any work. a complete ripoff. My permit exprired. very incompetent.

"S.S. hired me to prepare a structural design of the required beam that she needs for the renovation of her two-story house that he is trying to renovate. I told her that $500 will be charged to evaluate the structural stability of the structure. So after the structural visit, I found out that there are 4 beams that are needed to design. So, I submitted a Proposal to prepare and submit a structural drawings and structural calculations for $1,200 signed and bear my seal. She wants $500 for those professional engineering services. I find her offer unreasonable, so I did not provide her with the professional engineering services."

Vic was fantastic. He called and emailed offering to visit ASAP. Wore mask, washed hands, removed shoes and kept safe distance while taking estimates, attic visit, educating us on repair vs upgrade. Do kind, respectful and knowledgeable about his craft. Looking forward to working together for our remodel
